New 50-unit affordable apartment complex opens in south St. Pete

A 50-unit affordable housing complex in south St. Pete has completed construction and is now open. Leaders from the City of St. Petersburg, Pinellas County, and the developers were on hand at a ribbon cutting ceremony earlier this week to christen the new property.

The Shores Apartments is located at 2605 31st Street South and was developed by The Richman Group with funding from the City of St. Petersburg and Pinellas County.

Pinellas County contributed $750,000 in Penny for Pinellas housing funds to acquire the land for the project while the City of St. Petersburg contributed $567,000 in funding from the South St. Petersburg Community Redevelopment Area (CRA).

The total cost for the three-story project is $12.6 million.

All units in The Shores will be set aside for those making 60% or less of the area’s median income, approximately $34,500 for an individual or $49,260 for a family of four.

The Shores is fully leased and is already housing 50 households in one-, two-, and three-bedroom apartments that range between 700 and 1,150 square feet.

There is already a waiting list for future vacancies; however, because of overwhelming interest, the waitlist is currently closed.

“With so many hardworking Pinellas residents struggling with the cost of housing, there’s never been a more urgent time for all of us to act together to make more projects like this happen in our community,” said Pinellas County Commission Chair Janet C. Long.

“Over the next year, we plan to bring cities, businesses, nonprofits, developers and many other partners together to take bold actions that will ensure housing remains attainable for residents at all income levels.”

According to a press release, over the past year, six affordable developments have opened in Pinellas County providing 227 new affordable housing units to local residents. Another six projects with 970 units currently approved or under construction at affordable, workforce and market rates.

“Neighborhood Health and Safety, one of my administration’s Pillars for Progress, goes hand in hand with affordable and workforce housing,” said St. Petersburg Mayor Kenneth T. Welch.

“Through this successful public-private partnership, The Shores Apartments is on a long list of projects recently completed, under construction, or approved for funding. A thriving and vibrant St. Petersburg is only possible when there are housing opportunities for all.“

In addition to The Shores, other affordable housing projects are in the works including a proposed 86-unit affordable housing development on land owned by Palm Lake Christian Church at 5401 22nd Avenue North. 

Another proposal by the St. Petersburg Housing Authority plans to bring 70 affordable housing units for seniors to the shuttered Ed White Hospital building at 2323 9th Avenue North.  

In addition to several affordable housing projects in the works, several market rate developments like the proposed Porter Development project on the former Raytheon site at 1501 72nd Street North in west St. Petersburg, are expected to include income-restricted workforce housing units.
