Sales launch for Coquina Cabanas, a 13-unit tropical townhome community, proposed for Coquina Key

Downtown St. Petersburg’s rampant growth has spilled over to the city’s south side in the form of Coquina Cabanas, a 13-unit townhome community proposed for 3850 Pompano Drive Southeast on Coquina Key.

Coquina Cabanas was unanimously approved by the city’s Development Review Commission in July 2022 and is designed with a “coastal modern meets vintage Florida” vibe. According to the project’s website, the community will be the “perfect blend of coastal tranquility and downtown cool.”

Sight Development, a Tampa-based company who is also building Canvas City Homes in the Warehouse Arts District, is behind the project. Sight says the community is being developed “with a focus on improving housing density in close-in neighborhoods, while providing stylish and well-appointed homes for the discerning buyer.”  

The developer acquired the 1.01-acre parcel from the Coquina Key Property Owners Association Inc. in July 2022 for $850,000, according to Pinellas County Property Appraiser records. The property, which is currently occupied by a single-family home, is across the street from another townhome community, Waterside Coquina Key.

The three-story Coquina Cabanas townhomes will feature a split-level layout with high ceilings and plenty of natural light. Stainless steel appliances included as standard include electric range, dishwasher, microwave, and recirculating hood.

The units will have three bedrooms and two and a half bathrooms with nearly 2,500 square feet of living space. Pricing for the homes begins at $749,000.

In addition to each unit having a two-car garage, the community will also have five guest parking spaces.

The townhomes will be highly customizable, with pre-wiring for buyer-provided ceiling fans, bathroom vanity lights, and kitchen island pendant lights. Standard features will include quartz countertops, oversize subway-tile backsplashes, single-basin stainless steel sink, and Delta polished-chrome faucets.

“Coquina Cabanas strives to not only provide a high-quality housing project, but also to emphasize the local neighborhood,” a developer’s representative said during a presentation to the DRC last year. “Our brand was inspired by the recreational tropical lifestyle at Coquina Key.”

The Coquina Cabanas community will be lushly landscaped and an existing grand oak tree on the site will be preserved. In addition to the grand oak, the development includes planting several new trees including such as royal palms, crape myrtles, foxtail palms, and magnolia trees.  

Peregrine Construction Group is the project’s general contractor, with architectural design by CGHJ Architects. A construction timeline has not been announced.
