42-story Art House condo tower starts welcoming its first residents in downtown St. Pete

One of the newest additions to the downtown St. Pete skyline has reached a major milestone.
The 42-story Art House condo tower received its Temporary Certificate of Occupancy (TCO) last week for floors 10 through 32, allowing the first closings to begin today.
The building, located at 275 1st Avenue South, contains 244 luxury condos and is more than 85% sold. The remaining units are priced from $1.3 million to over $7 million.
The project was announced in early 2022 by Kolter Urban, the South Florida-based firm behind ONE St. Petersburg and Saltaire.
Coastal Construction broke ground on the tower in June 2022, and the tower topped out in November 2024. Full completion on the building is expected in early 2026.

A 28-foot-tall covered arrival plaza leads into a two-story Grand Lobby with a separate resident entrance, a gallery, and gathering spaces.
Residences include two- and three-bedroom floor plans ranging from 1,380 to 2,637 square feet.
Each home incorporates floor-to-ceiling windows, open layouts, and spacious private terraces.
The entire 9th floor, dubbed Cloud 9, is dedicated to resident amenities, and includes a pool deck with cabanas, a fire pit lounge area, and BBQ grills.
The floor also features a massive fitness center with a yoga/spin room, a private fitness room, and an outside fitness terrace.
Spa facilities include a steam room, sauna, and a private treatment room.

Other 9th floor amenities include a game room with golf simulators, a theater room, a club room with a bar and catering kitchen, a covered dog park, and a pet-washing station.
A work-from-home area on the ground floor, called The Hub, offers communal seating, private and semi-private work pods, a conference room, and a beverage bar.
Building services include a 24-hour staffed lobby that manages access control and resident assistance, a Lifestyle Director who coordinates on-site activities, and on-site property management and service personnel.
Residents may self-park in the private garage or use 24-hour valet.

At street level, the tower includes 4,936 square feet of retail space along Central Avenue. The space is currently listed for sale at $5.7 million and is represented by Wendy Giffin of Cushman & Wakefield.
The development team is also comprised of SB Architects, ID & Design International, and Kimley-Horn. Smith & Associates is serving as the exclusive broker for the condo tower.
