Financial technology company Velera sells former PSCU headquarters in Carillon for $19 million

A financial technology company with nearly 50 years in St. Pete has sold its corporate headquarters.

Velera, formerly known as PSCU, has sold its 12.4-acre campus at 560 and 580 Carillon Parkway in the Carillon office park to Tampa-based Greenleaf Capital, the real estate arm of publicly traded HCI Group Inc.

Greenleaf Capital paid $19 million for the two-office building campus, which contain 179,779 square feet.

Anthony Saravanos, President of Greenleaf Capital, said the firm plans to make smart improvements to the property that will help secure the ideal tenant.

“We’re not looking to change uses or tear it down for multifamily,” he told St. Pete Rising. “We’re hoping to attract a full campus-type user, a corporate headquarters relocation.”

Saravanos highlighted the site’s location and cost basis as the main factors in his firm’s decision to purchase the property.

“What attracted us was the location and price per square foot,” he said. “It’s hard to ignore Tampa Bay as one of the strong office markets in the country.”

The Carillon acquisition expands Greenleaf’s office footprint at a time when the Tampa Bay market continues to attract investor attention despite national concerns over remote work and vacancies.

Earlier this year, Greenleaf signed a lease with GEICO for 190,000 square feet across three buildings in Tampa’s Corporate Oaks Business Park. The company acquired the property in December 2023.

Greenleaf’s portfolio also includes retail and waterfront holdings, such as John’s Pass Marina in Treasure Island and the Tierra Verde Marina, which it plans to redevelop into a modern marina facility.

As for Velera, the company announced earlier this year that it would relocate to Sparkman Wharf in Water Street Tampa, where it has leased 30,251 square feet.
