20-story, 360-unit mixed-use development approved for St. Pete’s EDGE District

EDGE COLLECTIVE II WILL FEATURE APPROXIMATELY 350 LUXURY MULTIFAMILY RENTALS, 45,000 SQUARE FEET OF COMMERCIAL AND RETAIL SPACE, AND 260 PARKING SPACES | PTM PARTNERS

PTM Partners, the group behind the EDGE Collective development in St. Pete's EDGE District, is moving forward with plans for a second phase of the project, further connecting Central Avenue and the Historic Gas Plant Development.

During a recent St. Petersburg City Council meeting, the councilmembers, meeting as the Community Redevelopment Agency (CRA), unanimously approved the second phase of the EDGE Collective project.

The $98.5 million project, dubbed EDGE Collective II, is the second phase of the EDGE Collective development that broke ground in January 2022 on the 1100 Block of Central Avenue.

The first phase of the project includes the soon-to-open 163-key Moxy Hotel and the redevelopment of the 110-year-old adjacent building at 1246 Central Avenue, which will contain 8,000 square feet of food and beverage space on the ground floor and 16,000 square feet of commercial space on the upper floors.

The Moxy hotel is expected to open sometime in the first half of 2024. 

For the second phase of the project, PTM Partners plans to demolish several structures on the site, including the shuttered Dr. BBQ restaurant and a smaller building at 1101 Central Avenue, and develop a 20-story tower with 360 apartment units.

“We are excited to continue to be a part of the further development of downtown St. Petersburg and the EDGE District with this second phase of the EDGE Collective,” Michael Tillman, Chief Executive Officer at PTM Partners, previously said in a statement.

“This mixed-use development has been, from the start, intended to deliver a mixed-use inclusionary development that enhances interconnectivity and improves the way we can live, work, and interact.”

The commercial space, which will be situated at the base of both residential towers, will be connected via paseos and alleyways that invite pedestrian traffic into European-feeling side streets. | PTM PARTNERS

The approved building, which will rise at the northwest corner of 11th Street South and 1st Avenue South, will feature 24,000 square feet of ground-floor commercial space and a 356-space parking garage.

Floors two through six will house the parking garage. Meanwhile, the seventh floor will have residential amenities, a pool deck, and some residential units. The remaining floors will have residential units.   

The apartments will range from studios to two- and three-bedroom units across two buildings - a six-story building on Central Avenue and the now-approved 20-story tower.

St. Pete-based Storyn Studio is the lead architect for both phases of the project. 

Trenam Law land use attorney Don Mastry, representing the developer, said the 1100 Block of Central Avenue is currently fragmented and underutilized, but PTM Partners’ overall plan will result in activating arcades and help foster growth for small businesses.

While completion on the EDGE Collective II is several years away, the first phase of the project will be completed later this year, and retail tenants are already lining up to join the existing mix of businesses in the EDGE District.

PTM Partners recently announced Floyd’s 99 Barbershop – a rock ‘n’ roll-themed hair salon - will be among the first tenants in the EDGE Collective.

Other previously announced tenants include Rose’s Coffee Bar; solidcore, a pilates studio; and Sparrow, a bar and restaurant on the roof of the Moxy hotel.
