Reflection condo sales top $65 million as 18-story tower nears completion
/Construction crews are wrapping up the interior buildout for the 18-story Reflection condominium tower that overlooks Mirror Lake.
Reaching a height of 200 feet at 777 3rd Avenue North in downtown St. Petersburg, Reflection is the tallest building in the Mirror Lake neighborhood and will have 88 condos and 2,800 square feet of retail space at completion.
Local developer HP Capital, formed by partners Fred Hemmer, Angelo Cappelli, Nick Hansen, and Chris Hemmer, recently announced that condo sales for the luxury tower reached $65 million, including $5 million sold in the past two weeks. KW Commercial is the exclusive broker marketing the condominiums.
The team began site preparations in April 2022 and vertical construction commenced in February 2023. The tower topped out in September 2023.
The first floor will have the residential lobby, retail space, and the entrance to the parking garage. Floor two through six will be dedicated to parking. Floors 7-17 will each house eight condo units ranging from 1,168 to 2,297 square feet.
Pricing started in the $500,000s when sales launched in 2020. However, pricing for the remaining units now sits just below $800,000 with one unit priced north of $700,000.
The team said four penthouses have sold. Pricing for the remaining penthouses starts at $2 million.
"Half of the penthouses are still available and the lion's share of the available condos are above the 13th floor," Hansen said to St. Pete Rising.
"It's typical for early buyers to put down deposits for the lower-lever units. Once the building gets the full certificate of occupancy, traditional finance buyers will be able to close on the other units."
The first residential move-ins will begin before July. KAST Construction will fully complete the tower by August.
"Reflection will be the primary residence for many of our buyers. We are getting a good mix of locals relocating and out-of-region buyers," Hemmer said. “This is going to feel more like a neighborhood.”
The residences will feature dramatic floor-to-ceiling windows, modern kitchens, terrace-style balconies, and state-of-the-art stainless steel appliances.
There will also be Amazon lockers, including refrigerated lockers, controlled by smartphone technology. Additionally, there will be underground storage for residents.
The 18th floor will feature a massive 12,000-square-foot rooftop oasis with a resort-style pool, a sauna, a spa, a fitness center, and views of the downtown skyline.
HP Capital told St. Pete Rising there will be a rooftop bar or lounge exclusive to residents.
Meanwhile, the team is looking at several ground-floor retail concepts such as a juice bar and medspa that will complement the tower. The retail units are currently available for sale.
HP Capital has commissioned an international artist to create a mural on the building.
"We all grew up and have lived in St. Pete with different experiences in different projects. This is the first high-rise development we've done together," Hemmer said. "We have learned a lot with this project and working with many consultants. This is something we will look back on and be proud of for the rest of our lives."
