Art House surpasses $200 million in condo sales
Art House, a 42-story condominium tower, has hit a significant sales milestone as construction hums along in downtown St. Pete.
The new 42-story tower is rising at 235 1st Avenue South on a former surface parking lot next to 200 Central, the tallest office tower in St. Pete.
Earlier this week, Delray Beach-based real estate firm Kolter Group announced the 244-unit luxury condo tower has eclipsed $200 million in sales.
"We've hit level 16 of the structure. We are on pace to complete one floor per week," Kolter Senior Project Manager Ricardo Nunez said in a recent construction update video.
The residences at Art House will span 1,380 to 2,637 square feet with penthouse units ranging between 3,157 and 4,847 square feet.
The units at Art House will range from two to three bedrooms, several with a den, and will feature flow-through layouts, with open great room designs, floor-to-ceiling glass windows, and terraces showcasing views of the city skyline and Tampa Bay.
There will be an expansive amenity floor, named Cloud 9, that will occupy the entire ninth floor and will feature a resort-style pool, an exclusive cocktail bar, poolside cabanas, and indoor amenities.
Construction on Art House is expected to wrap up in 2025.
Tyrone assisted living center sells
The assisted living and memory care facility Arbor Oaks at Tyrone has sold for over $9 million.
R&R Land Ventures LLC, an entity connected to Tampa-based construction management firm Rairigh Construction Inc., purchased the 55,700-square-foot facility at 1701 68th Street North, located near the Tyrone Square Mall.
Arbor Oaks at Tyrone provides assisted living, memory care, respite care, adult day care, and private studio and one-bedroom residential units.
Amenities include housekeeping, laundry services, and transportation.
Developer buys Clearwater CRA land for affordable housing
Miami-based multi-family development firm Archway Partners has closed on a Clearwater site where it's building a new affordable housing community.
The group purchased multiple parcels at 1273 and 1277 Grove Street and 1260 Cleveland Street for $1.35 million.
The site is where Archway Partners is actively constructing Clearwater Gardens, an 81-unit affordable housing project.
The project will consist of 2.3 acres with adjacent parking and will incorporate an existing community garden.
The project will be available for households earning between 30% and 80% of the area median income (AMI).
Brett Green, founder and president of Archway Partners, told St. Pete Rising that site work and vertical construction will commence in the next few weeks.
Green estimates construction will take 15 or 16 months and the community will welcome residents by fall 2025.
Archway Partners is the same group behind the 80-unit Flats on 4th affordable housing development in St. Petersburg, which is expected to rise at the southwest corner intersection of 106th Avenue North and 4th Street North.
Additionally, Archway Partners is building Seminole Square Apartments, a 96-unit affordable housing complex on Seminole Boulevard, and Cypress Grove Apartments, a newly proposed 84-unit affordable housing complex at 555 16th Avenue Southeast in Largo.
Pinellas Pines Apartments trade hands
A 68-unit apartment community in Pinellas Park has sold for $4.864 million.
New Jersey investors Zvi Horowitz and Samuel Pollak purchased the garden-style residential complex at 8501 52nd Street North.
The one- and two-bedroom units feature nine-foot vaulted ceilings, private patios and balconies, vinyl flooring, and washer and dryer hookups.
The apartments, built in 1983, range from 576 to 864 square feet.
Tierra Verde 'Mansion on the Sea' sells
A 13,7111-square-foot waterfront estate in Tierra Verde has sold for $3.8 million.
The 12-bedroom mansion at 774 Nina Drive, constructed in 2003 on a 0.68-acre lot, boasts marble floors, grand interior columns, Swarovski Crystal chandeliers, and floor-to-ceiling windows showcasing the direct Gulf of Mexico water views, according to the listing.
There are six grand suites and a garage that can house up to 18 vehicles.
The home, renovated in 2013, also features a pool and dock with boat lifts.
The property last sold in 2019 for $4.9 million.

St. Pete restaurant openings this week
Pour and Decor
The family behind St. Pete’s popular Mazzaro’s Italian Market have opened a new Italian coffee and home decor shop, Pour and Decor, at 2210 Central Avenue in the Grand Central District. A curated art gallery, Mastry's Art Shop, is also located inside the new space.
Undergrounds Coffee & Juice Company
Undergrounds Coffee & Juice Bar, which offers espresso drinks and fresh-squeezed juices, has opened on the ground floor of 1701 Central, a 243-unit, 5-story apartment building. Undergrounds shares a space with Journey Into Fitness, a fitness studio with a focus on classes, yoga, and personal training.
Samurai Cat
A new Japanese bakery and cafe concept, has opened at 407 Central Avenue in the former home of Beans & Barlour cafe and dessert shop that closed in November 2023. Samurai Cat offers everything from sandwiches served on Japanese milk bread, bubble waffles, boba tea, and ice cream.
