10-unit townhome community to be built in St. Pete's Warehouse Arts District

A new townhome development is in the works for one of St. Pete’s growing downtown neighborhoods.

Canvas City Homes is a 10-unit community being developed by Tampa-based Sight Real Estate on the 2700 block of 5th Avenue South in St. Pete’s Warehouse Arts District. The development is being built on a vacant lot adjacent to First Mount Pilgrim Evangelical Missionary Baptist Church of Florida, which is not involved in the development and is remaining.

Canvas City Homes will be located on the 2700 block of 5th Avenue South in St. Petersburg.

"Sight Development is excited to launch Canvas City Homes St Pete, a 10-unit project inspired by neighboring warehouse buildings that have been converted to artist workshops and studios,” says Chase Moore, Director of Sales & Marketing at Sight.

Canvas City Homes will be near several creative anchors of the Warehouse Arts District, including The Factory, Fairgrounds, and ArtsXchange. The area has seen a resurgence of investment with many underutilized industrial buildings transitioning into artist galleries and studio space.

Canvas will be Sight Real Estate’s second project in the area. Their first development, Six Point Row, is wrapping up at 2611 1st Avenue North in the Grand Central District. The 19-unit townhome project sold out in February 2021.

Sight has also previously worked on several rental developments in the area including the adaptive reuse of the Euclid Schoolhouse building at 1090 10th Avenue North into 16 apartments. The group also recently completed a renovation of the Puckett’s warehouse at 2430 5th Avenue South that will soon be a multi-tenant building.

Each three-story unit will feature a second floor balcony overlooking an interior courtyard.

While the Warehouse Arts District has seen investment in new commercial space, Canvas City Homes will be the first new multi-unit development in the area.

“Collaborating on past St Pete projects really refined our vision for the neighborhood, and the result is the only new construction residential townhome project in the Warehouse Arts District,” added Moore.

“Our goal is to contribute thoughtfully to the neighborhood as it continues to be an innovative destination in St Pete, for art walks and brewery tours, and also for people to live, create, and connect to the community."

Canvas City Homes will offer two floor plans with either 2,040 or 2,070 square feet, with 3 bedrooms and 3.5 bathrooms along with a two-car garage. The residences will face an interior courtyard which will feature a sculpture designed by a local artist.

Each home at Canvas will come standard with open-concept living spaces, polished concrete entry and first level flooring, oversized subway tile kitchen backslash, quartz countertops in the kitchen and baths, dual vanity sinks in the primary baths, and Whirlpool stainless steel appliances. Unit upgrades are also available.

The exterior and interior are influenced by the surrounding warehouses that have been converted to artist studios and maker’s space.

Each three-story unit will also feature a second-floor balcony.

Sight is also working on a similar 80-unit project in Tampa’s Ybor City neighborhood which will be named Canvas City Homes Tampa.

Units at Canvas City Homes in St. Petersburg, FL will start at $525,000 and sales are expected to launch in April. Construction is expected to begin later this year and the first units should be delivered in 2023.
