Construction begins on 26-unit townhome project in St. Pete’s Innovation District

A new townhome community is planned for St. Pete’s Innovation District, which is home to major employers like Johns Hopkins All Children’s Hospital, Bayfront Health St. Petersburg, and the University of South Florida St. Petersburg.

Named Innovation Townhomes, the 26-unit community is being planned by The Davis Companies which also developed Uptown Kenwood, a 69-unit townhome community in the North Kenwood neighborhood of St. Pete. Uptown Kenwood sold out earlier this year.

The development is located on a 0.9-acre lot at the northeast corner of Dr. MLK Jr. Street and 6th Avenue South and consists of four buildings. A nine-unit building will front Dr. MLK Jr. Street, a six-unit building will front 6th Avenue South, and the remaining 11 units will be situated on the interior of the project.

The residences will contain three floors of living space along with a rooftop deck with outdoor entertaining space. Finishes include gas ranges, hurricane-impact windows, outlets pre-wired for electric vehicle chargers, and high-end fixtures. Each unit will also include a private garage.

The floor plans are all named after great historical innovators, such as Ben Franklin, Leonardo da Vinci, and Thomas Edison.

The Edison is the largest floor plan in the community at nearly 2,500 square feet of living space. The three-bedroom three-and-a-half bathroom plan also includes a two-car garage, a 44-square-foot porch, a 42-square-foot balcony, and nearly 300 square feet of rooftop patio.

The Franklin, a two-bedroom two-and-a-half bathroom floor plan, is the smallest layout in the community with 1,857 square feet of living space. The Franklin also has a one-car garage and a 300-square-foot rooftop patio.

Innovation Townhomes sits in St. Pete’s Innovation District, an area which has seen increased development and investment in recent years. 

Across Dr. MLK Jr. Street South to the west is The Exchange, a 132-unit luxury apartment building at 900 6th Avenue South which opened in 2020. And just north of the project is Innovare, a 50-unit affordable apartment building which is under construction on 5th Avenue South.

The ARK Innovation Center is also under construction in the district along 4th Street. Last week St. Pete Rising released exclusive aerial photography of the construction on the ARK Innovation Center.

Construction of the Innovation Townhomes will be concrete block on all levels. Peregrine Construction Group has been selected as the project’s general contractor and Douglas Elliman is the exclusive listing agent.

Pricing for the Innovation Townhomes is expected to begin in the mid-$700,000s and reservations will begin later this month.
