Aerial St. Pete: New developments break ground outside of downtown St. Pete
/The latest edition of Aerial St. Pete shows the preliminary progress on several developments which have recently begun site preparations and construction. Aerial St. Pete is a column by St. Pete Rising which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals.
In this article we are taking a look at five projects outside of downtown where construction is just beginning. These projects include: Sixty90 Apartments, Arya, Grand Central Townhomes, Lake Maggiore Apartments, and the Tampa Bay Innovation Center. We look forward to following these projects as they continue to make progress towards completion!
ARK Innovation Center
1101 4th Street South
The ARK Innovation Center is a new innovation center that is under construction at the southwest corner of Fourth Street and 11th Avenue South in St. Petersburg’s Innovation District.
The two-story 45,000 square foot state-of-the-art business incubator will house 30,000 square feet of client space, coworking space as well as conference/community rooms and offices. 113 parking spaces will be situated under a portion of the building and at the rear of the property.
Construction began earlier this year and completion is expected in mid-2023. Bandes Construction is the general contractor for the project.
Arya
5475 3rd Lane North
Arya is a 415-unit mixed-income apartment development proposed for 5475 3rd Lane North near the corner of 54th Avenue North and 4th Street. The project is being developed by Stock Development and will include two 5-story apartment buildings, four 4-story apartment buildings, and five 2-story carriage home buildings.
The project was granted $4 million in capital improvement construction funds from Penny for Pinellas affordable housing program. As a result, 125 of 415 units are income-restricted workforce housing. 59 units will cater to households making up to 80% of area median income (AMI) while 66 units will cater to households making up to 120% of AMI. The remaining apartments will be market-rate units.
Site work is underway. Completion is expected in the fall of 2024.
Grand Central Townhomes
2801 1st Avenue South
The Grand Central Townhomes is a collection of 24, three-story townhomes under construction on 1st Avenue South between 28th Street and 29th Street. The community is being developed by David Weekley Homes who previously built the Burlington Townhomes in downtown St. Pete. The developer also recently announced plans for a 65-unit project in St. Pete’s Union Central District.
Their planned Grand Central District development will have six, three-story townhome buildings with four units each.
Two of the buildings have topped out and several more are under construction. Sales for the townhomes have launched and completion is expected on the first phase by the end of the year.
Lake Maggiore Apartments
3049 6th Street South
The Lake Maggiore Apartments is a 330-unit mixed-income apartment community proposed for 6th Street South and 32rd Avenue South. Stoneweg US, a St. Pete-based investment firm, is developing the community.
It will include 66 workforce housing units catering to households making between 80% and 120% of Area Median Income (AMI). Community greenspace will include a dog park and community gardens planned for the west side of the property. The community will also include 358 parking spaces – above the 293 required.
Construction began earlier this year and is being led by NDC Construction and delivery is expected in early 2024.
Sixty90
6090 Central Avenue
Sixty90 is a 204-unit apartment building proposed for west St. Petersburg by DDA Development. The project was announced in December 2020 and was approved in October 2021.
The building will be four stories and will feature ground floor retail space fronting Central Avenue. The four-story building will wrap a parking garage with 252 spaces. Additionally, the building will also include 218 bicycle parking spaces.
Demolition on the existing structures on the site has been completed and the site is cleared outside of the remaining trees. Construction is expected to begin later this year.
