65-unit townhome community proposed for St. Pete’s Union Central District
/A new townhome community has been proposed for St. Pete’s Union Central District, a new neighborhood established in 2019 that sits adjacent to Historic Kenwood along the 34th Street corridor.
David Weekley Homes, who previously developed the Burlington Townhomes in 2020 and is currently developing the Grand Central Townhomes at 98 29th Street South in the Grand Central District, has proposed the Union District Townhomes.
The proposed community will sit on a 2.70-acre lot that was previously home to the King of Peace Metropolitan Community Church and Florida Print Solutions, Inc. King of Peace recently moved to 5995 Dr. M.L.K. Jr. Street South while Florida Print Solutions relocated to 3255 Fairfield Avenue South, Unit B.
David Weekley purchased the two parcels for a total of $6.1 million in two transactions that closed in November 2021 and February 2022. The L-shaped lot has frontages along 31st Street and 5th Avenue North.
Plans for the community are similar to the company’s other two projects in the Grand Central District and on Burlington Avenue in downtown St. Pete. The townhomes will be three stories and will reach a height of 40 feet.
The Union District Townhomes community will feature 12 buildings that are separated by motor courts or landscaped walkaways. Each residence will include a private garage and there will be 11 guest parking spaces as well. Entrances to the community will be located along 31st Street as well as 5th Avenue North.
Floors plans for the townhomes will likely match those of the Grand Central Townhomes with three bedrooms and three and a half bathrooms each around 1,950 square feet.
According to site plans filed with the City of St. Petersburg, FL many of the townhomes will feature private patio areas and the community will contain a 2,700 square foot amenity area. The plans do not indicate whether the amenity space is for a pool or simply green space.
David Weekley requested a minor setback variance for the project which was submitted through the city’s streamlined approval process and was administratively approved without objection.
No construction schedule was announced however David Weekley Homes has deep pockets and the ability to begin construction before sales launch.
Pricing for the units is likely to be similar to those of the Grand Central Townhomes, which start in the high $600,000s and rise to the mid-$700,000s.
