Construction begins on 19-story condo tower The Julia in downtown St. Pete

Construction is set to begin on the latest condominium tower to join downtown St. Petersburg’s growing skyline.

Last week, the developers of The Julia, a 19-story condominium tower planned for 100 4th Avenue North, kicked off site preparations and construction activity with a groundbreaking ceremony. 

The Julia is being co-developed by the Francis Family, which is led by seasoned real estate developer Peter Francis, and Robert Sherman from MBA development. The condominium tower is named after Francis’ 13-year-old daughter Julia, one of his four children.

The building’s 19 condominium residences will range from 1,905 to 3,132 square feet with two to three bedrooms.

Each residence will feature floor-to-ceiling windows and doors with between two and four outdoor terraces. The boutique nature of the building means each floor will have a maximum of two units with limited shared walls and private elevator foyers in select units.

Architectonics Studio, Inc. designed the building while Steven G. Inc. is the interior designer for the project. Ron Platt, CEO of The PLATTinum Team at Keller Williams Realty, is the broker for the development.

Pricing for the residences in The Julia starts at $1.6 million.

Amenities in the building will include a resort-style pool, heated-spa, outdoor kitchen and bar, resident lounge, a double-gated private dog area, and zen garden.

A unique aspect of The Julia is the opportunity for owners to rent their homes for a minimum of 30 days, up to 12 times per year, with management provided by Vacasa, a vacation rental management company.

Most condominium buildings in downtown St. Petersburg have strict renter policies, which often makes renting the units unfeasible. The Julia is seeking to carve out a competitive niche by allowing turn-key vacation rentals, which may be attractive to investors. The building is also offering fully furnished, move-in-ready units as an upgrade.

The Julia is situated at the southwest corner of 4th Avenue North and 1st Street North St. Petersburg on a site that has had quite the history in recent years. Beginning in November 2017 the parcel was destined to become the site of a high-rise condominium tower.

First Bezu, a 24-story 300-ft condominium tower, was proposed for the site in 2018. Then it was Blue Lotus, a 180-ft version of the project. While Bezu was shot down by the St. Pete City Council in 2018, the smaller Blue Lotus proposal was approved in 2019.

The Julia is a modified version of the Blue Lotus proposal and is finally set to become reality.

Construction on The Julia’s foundation is expected to begin soon with vertical construction beginning next year.
