24-unit townhome community begins vertical construction in Grand Central District

A new townhome community is set to rise on the edge of St. Petersburg’s Grand Central District and Historic Kenwood, bringing a neighborhood feel to one of the city’s most vibrant urban corridors.
Indianapolis-based developer Onyx+East has officially launched sales for Blanc, a 24-unit luxury townhome project at 3001 1st Avenue North. The phased development will span seven buildings across a one-acre site.
The property, formerly home to a gas station, a single-family home, and an apartment building, was cleared prior to Onyx+East purchasing the site for $4 million in 2024. The parcel was previously owned by Salt Palm Development who planned to build The Bismarck, an 18-unit townhome community.
“Over the past few years, there has been a significant retail, restaurant, and nightlife boom in the Grand Central District,” said Rachel Markowitz, director of land development at Onyx+East. “We want to bring a neighborhood near that commercial activity, and this is a perfect location for townhomes.”

Site work began in late 2024, and the first three-unit building, located at the corner of 30th Street and 1st Avenue North, is expected to be delivered in January 2026. Vertical construction began earlier this month.
Pricing starts in the $900,000s.
Each three-bed, three-bath unit spans 2,200 square feet and features concrete-block construction, nine-foot ceilings, smart-home technology, and private two-car garages pre-wired for electric vehicle charging.
Homes also include guest suites with private entrances and kitchenettes, spacious balconies, and covered porches. The first-floor guest suites are designed for rental flexibility or use as home offices.
“Blanc will have a more coastal style and a different design elevation than our other communities,” Markowitz noted.




Blanc is Onyx+East’s fourth townhome development in St. Pete. The company’s past projects include Six Point Row, a 19-unit community at 2611 1st Avenue North, and Alante, a 26-unit development at 302 15th Street North.
The team is also developing a 60-unit residential community with 40 townhomes and 20 single-family homes in west St. Pete.
Leola Construction, based in Gibsonton, Florida, is serving as the contractor for the Blanc development. Additional buildings are expected to come online following the first delivery in January.
