46-story 400 Central condo tower tops out in downtown St. Pete

Topping out at a staggering 515 feet tall, the roof of the 46-story Residences at 400 Central condominium tower has been poured — marking the completion of vertical construction for the tallest residential building on Florida's Gulf Coast.

New York billionaire John Catsimatidis Sr., founder of development company Red Apple Group, alongside select media members, met at the site on Saturday morning for an exclusive view from atop the tower being constructed at 400 Central Avenue in downtown St. Pete.

Crews from Suffolk Construction are actively building out the Sky Lounge and Observatory on the 46th floor of the tower, which Catsimatidis Sr. refers to as the “Empire State Building of St. Pete.”

In addition to 301 luxury condo units, the tower will feature 60,000 square feet of ground-floor retail and restaurants, high-end amenities, over 40,000 square feet of Class A office space, and 900 parking spaces.  

There will also be an expansive resident amenity deck on the 7th floor with a resort-style pool, dog walking area, outdoor kitchens, dining areas, and a fitness and wellness center.

Speaking about the retail space, Catsimatidis Sr. hinted, “We'd like to bring in some additional restaurants, world-famous or famous to New Yorkers.”

As for the condos, the units will boast high-end finishes, including 10-foot ceilings, floor-to-ceiling windows, spa-style bathrooms, gourmet kitchens with quartz countertops, stainless steel appliances, and European-style cabinetry.

Today, over two-thirds of the residences are under contract. Roughly 90 condos and seven of the dozen penthouses are still available with prices starting at $1 million.

Prospective buyers can tour a finished three-bedroom, three-bathroom unit with 1,000 square feet of outdoor terrace space located on the 9th floor, which is available and priced at $2.5 million.

Catsimatidis Sr. said he expects residences to start moving in before the end of this summer.

Catsimatidis Sr., who has family ties to Tampa Bay, will take a penthouse in the tower.

Other partners working on the massive development include Miami-based Arquitectonica as the architect, NYC-based Celano Design Studio for interior design, and St. Pete-based Clear Ph Design for branding and marketing. Sarasota-based Michael Saunders & Company is leading sales for the project.

Although this is Red Apple's first major investment in St. Pete, it will not be the last.

In December 2024, the New York City mogul purchased a 0.94-acre parcel at 233 5th Street North for $13 million.

The Mirror Lake property, located at the corner of 5th Street North and 3rd Avenue North, was previously approved to be developed into a 23-story mixed-use tower containing 285 apartments and 10,000 square feet of retail space. 

“We bought it [the Mirror Lake site] for a great price,” Catsimatidis Sr. said, explaining how the previous ownership didn't have the financial capacity to move forward on the project.

“We are going to develop it in the future and are just trying to figure out the best use for the site,” Catsimatidis Sr. said.
