Three new restaurants, including St. Pete’s first Huey Magoo’s, coming to Skyway Marina District

The Skyway Marina District in St. Pete is set to welcome several new dining options next year.

A new 5,900-square-foot outparcel retail building at 4311 34th Street South will house Huey Magoo’s, Jersey Mike’s Subs, and Smoothie King.

Developer Jack Dougherty of Allied Group Holdings, who has spearheaded multiple projects in the district, broke ground on the site in mid-August.

The one-acre property sits between the Storage Club and Fifth Third Bank, directly in front of Dougherty’s recently completed Marina Club Apartment Homes, a 400-unit, eight-story complex that has already leased 157 apartments since opening in March.

Designed by St. Pete-based Architectonics Studios and built by Largo-based PAR Builders, the project is expected to be delivered by January. At that point, tenants will begin their interior buildouts.

Huey Magoo’s will occupy a 2,800-square-foot end unit with a drive-thru and patio.

Founded in 2004 in Orlando, the chain is known for its hand-breaded chicken tenders, marinated for 24 hours and served grilled or tossed in sauces like buffalo, sweet heat, lemon pepper, or garlic parmesan.

Its menu also includes sandwiches, wraps, salads, and sides. The location joins Huey Magoo’s Pinellas Park restaurant, which opened in 2022 as the brand’s first in Tampa Bay.

Next door, Jersey Mike’s Subs will take a 1,600-square-foot space.

The New Jersey–based chain, which began as a small shop in 1956, is known for subs made with USDA Choice Angus beef and fresh-sliced meats and cheeses. Along with cold cuts, the menu features hot sandwiches, including authentic Philly cheesesteaks.

Jersey Mike’s has several Pinellas County locations and plans to grow to more than 4,000 U.S. stores by 2027 while expanding internationally.

The 1,500-square-foot end cap will be home to Smoothie King.

Founded in Texas, the brand has over 1,200 U.S. locations, including several in St. Pete, and is recognized for smoothies made with whole, fresh-blended ingredients.

“I’ve always planned to build retail there to complement the district,” Dougherty told St. Pete Rising. “The success of these businesses will signal the market’s strength to other retailers that we have the demographics they want.”

The district has already attracted national brands such as Chipotle Mexican Grill, which opened its first area “Chipotlane” (a drive-thru for online pickup orders) earlier this year near the Addison Skyway Marina Apartments.

Local businesses are also growing: Craft Kafe is opening a new location at 725 34th Street South.

Even larger-scale projects are on the horizon. The Sky Town mixed-use development will bring 2,084 apartments, including affordable housing, alongside 69,000 square feet of retail anchored by Sprouts Farmers Market, plus 120,000 square feet of self-storage. The 34-acre site, formerly home to the Ceridian campus at 3201 34th Street South, represents one of the district’s most ambitious undertakings to date.
