New Townhouses Destined for St. Pete's EDGE District
/As Icon Residential wraps up construction on The Arlington, a 40-unit townhouse community on 8th St. N, plans for another residential development emerge. Situated just one block away on the corner of 9th St. N. and Arlington Ave., The District on 9th will bring 34 new townhouses to the burgeoning EDGE District of Downtown St. Pete.
“Demand for our high quality fee-simple townhouse product is on such high demand under a $500k price point and the Arlington unit sales were so strong that we decided to jump on the opportunity to acquire the 1 acre site on 9th St and develop another boutique townhouse community,” said Icon Residential partner Mike Bednarski.
Mike’s partner Ryan Studzinski continued, “We also had a lot of interest for our smaller units at the Arlington so we decided to offer more 2 bedroom units under $400k, a price point for new residential product that virtually does not exist in Downtown St. Pete with the recent escalation in land and housing prices.”
Like many of their other residential projects, Icon has designed The District on 9th to have contemporary architecture with a boutique feel. Four live-work units will face 9th St. N, providing townhouse owners with ground-level retail space. This will further activate a portion of 9th St. that is beginning to show new signs of growth. Last year, nationally-known artist Jon Hair opened up his monumental sculpture gallery at 290 9th St. N. More recently, two Central Avenue businesses, Star Booty Salon and Planet Retro Records, have announced relocations to 9th St.
Units at The District on 9th will range in size from 1,500 to 2,600 square-feet, priced between the mid-$300,000’s to $600,000’s. All units, except for the live-work units, will be three stories with rooftop decks that overlook Downtown St. Pete’s growing skyline. Icon’s in-house construction group, IGC Builders, is scheduled break ground in early 2017 with an early 2019 completion date.
