First look inside the 42-story Art House condo tower set to open this fall in downtown St. Pete

Three years after breaking ground, downtown St. Pete’s skyline is about to welcome its newest addition: Art House, a 42-story luxury condominium tower set to begin move-ins this October.

Located at 235 1st Avenue South, adjacent to 200 Central, the city’s tallest office tower, Art House is being developed by Kolter Urban, the South Florida-based firm behind ONE St. Petersburg and Saltaire.

The general contractor is Coastal Construction, with design contributions from SB Architects, ID & Design International, and Kimley-Horn. Smith & Associates is serving as the exclusive broker for the condo tower.

During a hard hat tour this week, St. Pete Rising got an exclusive look inside the tower, which has been under construction since mid-2022.

With 400 workers on-site daily, the project surpassed 1 million man-hours last week.

The finishing touches are now underway, with first buyer walk-throughs scheduled to start June 30th and residents expected to move in by October.

Comprising 244 residences, Art House offers two- and three-bedroom floor plans ranging from 1,380 to 2,637 square feet. Each home features 10-foot ceilings, floor-to-ceiling windows, European-style cabinetry, quartz countertops, and expansive terraces with sweeping views of the city and bay.

Over 85% of units are already under contract, with the remaining homes priced from $1.5 million to over $7 million.

The tower’s top three floors feature 12 exclusive penthouses ranging from 3,157 to 3,989 square feet. These sky-high homes include dens with wet bars, butler’s pantries, 11-foot ceilings, and at least 800 square feet of outdoor terrace space.

One standout feature of the building is the elevator system. Residents will be able to travel from the lobby to the penthouse level in just 42 seconds, a notable improvement from past towers where elevator speed was a frequent complaint.

Art House’s resident amenities are housed on a dedicated ninth-floor amenity level called Cloud 9.

“We’ve dedicated an entire floor to amenities,” said Ricardo Nunez, Development Executive at Kolter. “With Cloud 9, we’ve taken it to the next level—not only with a stunning pool deck, but also an expansive fitness center, a luxurious spa with steam and sauna, a private theater room, two fully appointed guest suites, a stylish clubroom, private dining space, a gaming lounge featuring two sports simulators, and even an outdoor pet park and spa.”

Art House is also seeing a shift in its buyer demographics.

“Our buyers are younger and lead active lifestyles,” noted Ricardo Nunez. “Many are still actively engaged in their businesses, which is why we included a dedicated coworking space ‘The Hub’ and a fully equipped boardroom. They’re looking for high-end living that seamlessly combines luxury with everyday functionality.”

At street level, the project will bring 6,100 square feet of new retail to the corner of Central Avenue and 3rd Street South.

Art House marks Kolter Urban’s fifth development in Tampa Bay. The firm has even relocated its local operations office to the base of Saltaire, at 300 2nd Street South, with a team of about 10 employees now working out of the space, signaling a long-term commitment to the city.

Beyond Art House, Kolter recently announced plans for a 162-unit condominium development on Corey Avenue in St. Pete Beach. Nunez hinted that additional condominium developments in the region are likely.
