21-story luxury condo tower approved for former Fit2Run site in downtown St. Pete

Plans to build a 14-story hotel on a prominent half-acre site in downtown St. Pete have been replaced with a new proposal for a 21-story luxury condominium tower.

The city’s Development Review Services Division this week administratively approved a $60 million condominium project for a 0.53-acre site at 232 and 256 2nd Street North, located across the street from the Sundial shopping center and AMC movie theater.

Proposed by Kolter Group, one of the city’s most prominent high-rise developers, the new tower will feature 62 residences, 7,600 square feet of commercial space for a private membership club, and a 133-space parking garage, more than double the 62 spaces required by code.

Kolter Group bought the property for $7.5 million in late 2021.

The site previously contained a surface parking lot and a nearly 90-year-old building that housed Fit2Run, the running specialty store that relocated to a larger storefront at 801 Central Avenue in 2024.

The Fit2Run building was demolished in March.

For the first time, detailed plans have been filed showing what will replace St. Petersburg College’s former Allstate Campus in the Skyway Marina District.

Delray Beach–based Kolter Multifamily has submitted a site plan review application to the City of St. Pete for Alton Skyway, a luxury garden-style apartment development proposed for the 17.25-acre property at 3200 34th Street South.

The plans call for 619 apartments across eight five-story buildings and neighborhood-scale retail.

According to the application, which is scheduled to be reviewed by the city’s Development Review Commission in February, Alton Skyway would be constructed in two phases.

Phase one would deliver 342 apartments across four buildings on the southern half of the site, along with 484 parking spaces.

Phase two would add the remaining 277 units in four additional buildings and 399 parking spaces.

The long-anticipated redevelopment of the east end of Corey Avenue in St. Pete Beach is officially moving forward.

On Tuesday evening, City Commission unanimously approved revised plans for Corey Landing, a mixed-use development led by Kolter Urban which features two eight story buildings with 133 luxury condominiums, 11,000 square feet of retail and restaurant space within a freestanding building, and a new public park.

In 2022, the city approved a separate proposal from Ram Realty Advisors, also called Corey Landing.

Ram, which exited the project in 2023, had planned a 243-unit apartment complex with more than 17,000 square feet of retail, a restaurant, office space, and a 39-slip marina.

Kolter Urban acquired the property the following year for $9.85 million and expanded the site to include two adjacent parcels not part of Ram’s plan: the former Charlie’s Transmissions property at 75 Corey Avenue and the shuttered Blue Parrott restaurant at 85 Corey Circle. Both structures have since been demolished.

St. Pete Beach’s waterfront could be on track for a major transformation, as the long-anticipated Corey Landing project continued to move through the review process at a Technical Review Committee (TRC) meeting last Wednesday.

The slightly revised proposal for the east end of Corey Avenue reflects reduced density compared to the plans Kolter Urban submitted in February, blending luxury condominiums with retail, dining, and public spaces designed to reconnect residents and visitors with Boca Ciega Bay.

Kolter’s latest plan calls for 132 condominiums across two eight-story buildings, 11,600 square feet of retail and restaurant space, and a 39-slip marina.

An earlier iteration of the project contained 162 condos.

The condos will feature layouts ranging from two-bedroom, two-bathroom units at 1,718 square feet to three-bedroom residences topping 2,400 square feet. Each unit will include an outdoor terrace overlooking the bay.

Community amenities include a rooftop pool and pickleball courts.

Three years after breaking ground, downtown St. Pete’s skyline is about to welcome its newest addition: Art House, a 42-story luxury condominium tower set to begin move-ins this October.

Located at 235 1st Avenue South, adjacent to 200 Central, the city’s tallest office tower, Art House is being developed by Kolter Urban, the South Florida-based firm behind ONE St. Petersburg and Saltaire.

The general contractor is Coastal Construction, with design contributions from SB Architects, ID & Design International, and Kimley-Horn. Smith & Associates is serving as the exclusive broker for the condo tower.

Delray Beach-based real estate developer Kolter Urban unveiled its vision for a property located at the east end Corey Avenue during a Monday evening community meeting at the Sirata Beach Resort.

During the meeting, Kolter showed renderings and a site plan for a 162-unit luxury condo development with 4,000 square feet of restaurant space, 8,540 square feet of retail space, 39 boat slips, and public amenities, such as a park, plaza, and promenade.

A modern sculpture inspired by St. Pete's waterfront will become a focal point for residents and guests entering the 42-story Art House condominium tower in downtown St. Pete.

South Florida-based developer Kolter Urban, which has developed two other condo projects in downtown St. Pete, has commissioned well-known St. Pete artist and sculptor Cecilia Lueza to create a stunning art piece for the new 244-unit luxury condo tower at 235 1st Avenue South.

“Similar to Art House, ALLURE [the sculpture] was heavily influenced by the beautiful waterfront community we enjoy here in St. Petersburg. My sculptures are about honoring and enriching nature, blending colors, shapes, and the rhythm of the earth to transform the space around us while creating a place where we feel connected,” Lueza said in a prepared statement.

Delray Beach-based real estate developer Kolter Urban has acquired 4.5 acres of waterfront property on St. Pete Beach, with the intention of developing a mixed-use residential project on the site.

Kolter has developed numerous condo towers in downtown St. Pete, including ONE St. Petersburg, which opened in 2019; Saltaire, which opened in 2023; and the upcoming Art House, which is on track to debut in 2025.

On Monday, Kolter paid $9.85 million for a vacant property at the east end of Corey Avenue that was previously slated to be developed into Corey Landing, a 243-unit apartment community with restaurants, shops, a park, and boat docks.
