330-unit mixed-income apartments break ground on Lake Maggiore in south St. Pete

A ceremonial groundbreaking was held last Friday for the Lake Maggiore Apartments, a 330-unit mixed-income apartment community coming to 6th Street South, just east of Lake Maggiore in south St. Pete.

Construction, led by NDC Construction, will officially kickoff in the first or second week of May and expected delivery of the project is scheduled for Q1 2024.

The project was first announced in October 2021 and is being developed by Stoneweg US, a St. Pete-based investment firm specializing in multifamily acquisitions and developments. The group purchased the 14.6-acre parcel, which was previously a mobile home park, in April 2021 for $6.4 million.

St. Pete’s Development Review Commission approved a 330-unit mixed-income residential development planned for 6th Street South, just east of Lake Maggiore.

The project was first announced in October 2021 and is being developed by Stoneweg US, a St. Pete-based investment firm specializing in multifamily acquisitions and developments. The group purchased the parcel, which was previously a mobile home park, in April 2021 for $6.4 million.

In rezoning the land from Corridor Commercial Traditional-1 (CCT-1) and Neighborhood Suburban Multifamily-1 (NSM-1) to Neighborhood Suburban Multifamily­-2 (NSM-2), Stoneweg is now able to build 30 units per acre or 330 units total.

330-unit apartment development planned for 6th Street in south St. Pete

A development proposed for 6th Street South could bring new market rate and workforce housing to south St. Petersburg. Stoneweg US, an investment firm specializing in multifamily acquisitions and developments, has initiated a rezoning request for the property at 3049 6th Street South, just east of Lake Maggiore.

Based in downtown St. Pete, Stoneweg purchased the 14.73-acre site, which was previously home to the Bay and Lakeview Mobile Home Parks, in April for $6.4 million. The mobile home parks were gradually closed and cleared between 2006 and 2013 and remain vacant to this day. At one time the community had as many as 324 mobile home units resulting in an overall density of nearly 23 dwelling units per acre.
