Aerial St. Pete: Multi-family projects make progress and a two-story brewery is born!

We’re back with a new batch of drone shots for the year’s first installment of Aerial St. Pete, a quarterly column which features exclusive aerial photography of projects under construction in St. Petersburg, FL. To accomplish this, we have teamed up with Anthony Bove at AB3 Visuals.

This quarter we are taking a look at five projects in the greater downtown St. Pete area including: Gallery 3100, Grand Central Brewhouse, Saltaire, St. Anthony’s Hospital Expansion and The Mirror. This is the second time we shot three of these projects, so be sure to check out their individual project pages to see the progress that has been made. 


Gallery 3100
3100 Central Avenue

Gallery 3100 broke ground in May 2020 at 3100 Central Avenue. The four-story project is being developed by Incore Residential and will include 122 apartment units – 105 market rate units and 17 workforce units.

While there is no retail space in the development, the building will have 4,600 square feet of ground floor leasing and resident amenity space which will front Central Avenue. Gallery 3100 will be located adjacent to PSTA’s Grand Central Station.

Construction is up to floor three and concrete continues to be poured for the integrated structured parking on the west side of the site. The $27 million project should be complete later this year.

Gallery 3100 anchors an area of the Grand Central District which is seeing a flurry of new development activity in recent months. In addition to the project, Elements on Third is also under construction and Dirftwood on Central is expected to break ground later this year.


Grand Central Brewhouse
2340 Central Avenue

After a year of construction, Grand Central Brewhouse has finally opened on the site of the former St. Pete Taco bus. The project was born from the mind of founder and president Kevin Milkey, who spent over 20 years in the property insurance industry before retiring to start his own brewery.

Located at 2324 Central Avenue in the Grand Central District, the two-story 6,000 square foot brewery specializes in all styles of lager, a type of lighter-bodied beer that’s been conditioned at a low temperature.

Grand Central Brewhouse shares an expansive 4,000 square foot courtyard with LALA St. Pete, a restaurant and karaoke box, which is slated to open by the end of the year.


Saltaire
300 1st Street South

Located at 300 1st Street South, Saltaire will be a 35-story condominium tower with 192 units and nearly 10,000 square feet of retail space. The project was announced at the beginning of 2019 after the developer, Kolter Urban, bought the 1.65-acre surface parking lot from the adjacent Hilton Hotel for $17.5 million.

The development broke ground in April 2020. Today, foundation work is well underway and construction is expected to wrap up in late 2022.

Units at Saltaire start in the $800,000’s. Recently, Kolter Urban announced that Saltaire has surpassed $100 million in sales. For more information, visit their website.


St. Anthony’s Hospital Expansion
1200 7th Avenue North

St. Anthony’s Hospital broke ground on their expansion at 1200 7th Avenue North in March 2020. Once complete, the $152 million project will add 90 beds to a brand new 4-story patient tower. Construction is expected to be complete by the end of this year.

During the early months of the COVID-19, we hosted a fundraiser to raise money to buy take-out from local restaurants and deliver it to healthcare workers on the frontlines of the pandemic. Thanks to our readers, the fundraiser was a massive success, raising over $103,000 and delivering over 8,500 meals. Nearly 4,000 of those meals were donated to the frontliners at St. Anthony’s Hospital.


The Mirror
132 Mirror Lake Drive

The Mirror is a six-story development consisting of 17,000 square feet of office space and 10 condominiums. Located directly on Mirror Lake in downtown St. Pete, the project was designed and built by local firm Wannemacher Jensen Architects, who plan to expand their headquarters into a portion of the office space. Their existing office is adjacent to The Mirror.

The building broke ground in June 2019 and began closing on the residential units in October 2020. Around 11,000 square feet of office space is still available. For leasing information, contact Scott Clendening at Commercial Partners Realty.
