Vertical construction begins on The Nolen, a 23-story condo tower in downtown St. Pete

Earlier this month, a massive tower crane was transported to the site of one of downtown St. Petersburg’s newest condominium towers—The Nolen—signaling the start of vertical construction.

The N­olen is a 23-story condominium tower under construction at 126 4th Avenue Northeast. Despite the tower’s height, which will top out at 288 feet, the building will have just 31 residences, far fewer than the other residential towers under construction closer to Central Avenue. For reference, Art House and The Residences at 400 Central will have 244 and 301 units, respectively.

The Nolen is being spearheaded by Tampa-based DDA Development, which is led by Bowen Arnold and John Schilling. Ellison Construction, who serving as general contractor, began construction on the project in October.

“With our tower crane now fully assembled we begin the next chapter in the construction of The Nolen - going vertical,” says Bowen Arnold, Principal at DDA Development. “We're excited to bring our residents a step closer to their new home. We are expecting completion next year.”

Creating an intimate, luxury offering was at the forefront of The Nolen’s design.

“With only two residences per floor, robust amenity features and high-end finishes that are rarely available in the St. Pete condo market, the building strikes the right balance of luxury and privacy with a connection to the vibrancy of Beach Drive,” said David Moyer, Director of Sales, Developer Services at Smith & Associates Real Estate, in a previous statement to St. Pete Rising.

Smith & Associates is the exclusive broker for the development.

The building includes dramatic 21-foot arched windows in the grand lobby, a stone-clad entry façade, private parking structure, and on-site concierge.

Amenities include an upscale terrace with resort-style heated pool with sun shelf and spa, multiple fire pits, a state-of-the-art fitness center, and The Salon, a private residential lounge.

In addition to the condominium residences, The Nolen will also have 1,260 square feet of ground-floor retail space.

Over 70% of the residences at The Nolen have been sold, with just one full-floor residence and several half-floor residences remaining. Pricing for the remaining units starts at $2 million and rises to nearly $5 million.

In addition to DDA Development, the development team on The Nolen features a host of Tampa Bay-based partners including Craig Sher and Will Conroy of Backstreets Capital, Tim Clemmons of PLACE Architecture, Melissa Kelly Design Studio who designed the interiors, Amber Brinkley at Kippen Communications who is handling public relations, and Clear ph who is responsible for the website and branding. 

The Nolen is expected to wrap up construction in 2024.
