Aerial St. Pete: Construction photos from St. Pete's newest real estate developments

This month’s edition of Aerial St. Pete shows the progress on several real estate developments throughout St. Petersburg.

In this article we are taking a look at ARK Innovation Center, Domus Urbana, Echelon Site 9, Marina Club Apartments, and Saltaire.

Each of these projects is under construction and at a different stage of the development cycle. And yet, they’re symbolic in that they show that real estate development activity is occurring throughout St. Pete – not just in downtown.

From Echelon’s multifamily project in the Gateway area to Marina Club Apartments in the Skyway Marina District, there’s new development occurring thorough the Sunshine City.

ARK Innovation Center
1101 4th Street South

The ARK Innovation Center is an innovation center that is under construction at the southwest corner of Fourth Street and 11th Avenue South in St. Petersburg’s Innovation District. The center is named after ARK Investment Management, which is led by investor Cathie Wood.

The two-story 45,000 square foot state-of-the-art business incubator will house 30,000 square feet of client space, coworking space, as well as conference/community rooms and offices. 113 parking spaces will be situated under a portion of the building and at the rear of the property.

Construction began in 2022 and completion is estimated in late 2023.

Bandes Construction is the general contractor for the project.


Domus Urbana
644 3rd Avenue South

Domus Urbana is a five-story condo building being developed by NJR Investment and Development Company, LLC at 644 3rd Avenue South. The building features 40 units with four residential floors on top of parking. NJR announced the building sold out in December 2021.

Construction on the building began in early 2021 and topped out in early 2022. The building is nearly complete. A sister project to Domus Urbana is also planned for the same block. Castille Urbana will be nearly identical to Domus Urbana and is expected to break ground later this year.

NJR Construction Group, LLC is serving as the general contractor for both developments.


Echelon Site 9
300 Main Street

Echelon Site 9 is a multifamily development under construction at Echelon City Center, a master-planned development, in the Carillon business park of St. Petersburg. The building will have 176 luxury apartments, 16,350 square feet of ground floor retail space, and an adjacent 0.4-acre park.

At 176 feet, the building will be one the tallest in St. Petersburg outside of downtown. Construction began in September 2022. Completion is estimated for mid-2024.

KAST Construction is serving as the general contractor for the project. 


Marina Club Apartments
4311 34th Street South

The Marina Club Apartments is a mixed-use development under construction in the Skyway Marina District that’s being developed by Jack Dougherty of Allied Group Holdings.

The residential component will consist of an eight-story structure with six residential floors sitting atop two floors of parking that will overlook Boca Ciega Bay. Also planned is a 95,000 square foot self-storage facility, a 2,400 square foot bank, and a 4,500 square foot restaurant.

Vertical construction has begun on the self-storage facility while site preparations are underway on the residential component. Construction began in August 2022 and completion is expected in late 2024.

Skanska is serving as the general contractor for the project.

The Marina Club development is proposed next to The Manhattan, a 243-unit multifamily development that includes 195 senior living residences and 48 assisted living units.


The Nolen
126 4th Avenue Northeast

The Nolen is a 23-story condominium tower under construction at 126 4th Avenue Northeast. The boutique condominium building will feature 31 residences and will be 288 feet tall. The project is being spearheaded by Tampa-based DDA Development, which is led by Bowen Arnold and John Schilling.

In addition to condominium units, the base of The Nolen will feature a three-story parking structure along with a residential lobby and ground-floor retail space.

Construction on The Nolen began in October 2022 is expected to take 20 months. Completion is expected in mid-2024.


Saltaire
301 1st Street South

Saltaire is a 35-story condominium tower under construction at 301 1st Street South. Saltaire broke ground in April 2020 and will feature 192 units and 10,000 square feet of retail space fronting 1st Street and 2nd Streets. The tower sold out in April 2022 and topped out in June 2022. Completion is expected later this year.

The luxury project is being developed by Kolter Urban, who also developed ONE St. Petersburg and is currently selling Art House, a 42-story condo tower under construction on the 200 block of Central Avenue.

With a height of just over 400 feet, Saltaire is the second tallest building in St. Petersburg – only behind ONE St. Petersburg.
