Mixed-use development with 1,500 residential units planned for Skyway Marina District

A 34-acre office park in the Skyway Marina District has been sold. Coral Gables-based real estate firm Altis Cardinal closed today on the Ceridian campus located at 3201 34th Street South in a $40 million all cash acquisition. The deal represents the Sunshine City’s largest land purchase in decades.

“We’ve been developing in St. Petersburg for nearly a decade and are pleased to continue our presence here for another decade while working on this multi-phase development,” said Frank Guerra, Principal and Founder of Altis Cardinal. “This area is booming with growth, maturing as a world class city, and we’re excited to be a part of it.”

The firm’s next step will be the submission of a master plan for the property. Preliminary development plans call for an urban mixed-use project which keeps a portion of the property’s existing 380,000 square foot office complex while adding multi-family units and retail space along 34th Street.

City receives six additional proposals to develop two acres in downtown St. Pete

In early November, Atlas Real Estate Partners, which owns The Wayland, a 481-unit apartment complex at 300 10th Street South, submitted an offer to the City of St. Petersburg to purchase a 2.02-acre site located at 910 2nd Avenue South in downtown St. Pete.

The parcel is bound by 2nd Avenue South and 3rd Avenue South between Dr. MLK Jr Street and 10th Street.

On the site, Atlas proposed to build a 10-story mixed-use building that would include 310 residential units along with 20,000 square feet of ground floor retail and 15,000 square feet of co-working space. Atlas offered $5.5 million for the land.

Slated to open before the end of the year, the store will be the fourteenth location for the boutique coffee house. The 1,700 square foot store, located at 4850 Park Street North, will feature a drive-thru window and was formerly a Starbucks.

40-unit condo building Domus Urbana sells out in downtown St. Pete

Domus Urbana, a five-story condo building currently under construction three blocks south of Central Avenue, has sold out in less than 16 months.

The 40-unit community is being developed by St. Pete-based NJR Investment and Development Company, LLC. The company also developed Regent Lane, a 20-unit townhome community located at 145 4th Avenue North, which was completed in 2018.

Domus Urbana, located at 644 3rd Avenue South, broke ground in early 2021 and is set to open next summer. NJR Construction Group, LLC, an affiliate of the developer, is serving as the general contractor for the project. St Pete Rising recently shared aerial photos of the building’s construction, which has since reached the second floor.

Progress continues on proposed 20-story tower in downtown St. Pete

A 20-story apartment building planned for downtown St. Petersburg is one step closer to breaking ground after securing construction financing and closing on a two-acre site at 3rd Avenue South and 17th Street.

The project was first announced in March and is being developed by Mill Creek Residential. Plans for the project were approved by City Council in June and will consist of a 20-story and an 8-story apartment building with 383 rental units, 15,316 square feet of commercial space, and a 475-space parking garage. This would be the company’s second project in downtown St. Pete after developing Modera Prime 235, now known as Cottonwood Bayview, in 2014.

Mayor Kriseman selects Midtown Development for Tropicana Field redevelopment

After a year and a half long process, Mayor Rick Kriseman announced this afternoon his selection of Midtown Development to helm the 86-acre Tropicana Field redevelopment.

In July 2020, the City released a Request for Proposal (RFP) which sought out groups seeking to be the master developer for the property.

In the RFP, the City outlined their desire to partner with a development team to establish a mixed-use neighborhood that recognizes the diverse and rich culture of St. Petersburg while also implementing principles of Smart Cities, sustainability, and a healthy community.
