His latest downtown St. Pete venture is the The Mari-Jean Hotel, an adults only gay men’s hotel currently being redeveloped at 2349 Central Ave. The new Mari-Jean will reopen this year as the premier resort for gay travelers, with 54 spacious hotel rooms consisting of kings, queens, and one full suite, to accommodate guests from around the world.

Construction begins on Reflection, an 18-story condo tower, on 8th Street in St. Pete

Construction has begun on an 18-story condominium tower, Reflection, near Mirror Lake in downtown St. Petersburg.

The 88-unit building is being developed by a team led by the principals of HP Capital - Fred Hemmer, Angelo Cappelli, and Nick Hansen at the northwest corner of 3rd Avenue North and 8th Street.

"As a lifelong resident I can't be more excited and prouder of what the downtown area of St Petersburg has become. It is a jewel, and we are very excited about developing Reflection that will complement other new projects in the area," says Hemmer.

35-story condo tower Saltaire sells out in downtown St. Pete

Saltaire, a 35-story condominium tower under construction at 300 1st Street South, has sold out nearly a year before its expected completion in June 2023.

The modern high-rise is being developed by Delray Beach-based The Kolter Group. The company’s other St. Pete projects include ONE St. Petersburg, a 42-story condo tower located two blocks north of Saltaire, and Art House, also a 42-story condo tower coming soon to 200 Central Avenue.

Art House, which launched sales at the beginning of February, has already received reservations for over 100 of its 244 residential units.

A new residential tower has been proposed for Echelon City Center in St. Pete’s Gateway area.

Echelon City Center is a master-planned mixed-use development being built by Echelon, a St. Petersburg-based real estate company. Announced in the early 2000s, the community will have residential units, office space, a hotel, and ground-floor retail. However, plans for the development have changed over time.

The proposed 17-story tower is planned for a 1.88-acre site, dubbed “Site 9”, that sits between two recently completed multifamily developments – Waterview and Axio at Carillon.

The project is being developed by Fairfield Avenue Apartments, LLC which is an entity affiliated with HP Capital Group, the team behind Reflection and a 19-story apartment building planned for 1st Avenue North.

23-story apartment building proposed for 17th Street near Tropicana Field in St. Pete

A 23-story apartment building has been proposed for 17th Street South in downtown St. Pete.

Plans for the building were submitted by Apogee Real Estate Partners, which is led by John Stadler and John Barkett, and will feature 204 apartments, 6,000 square feet of ground floor commercial space, and a 300-space parking garage.

It will be located at 155 17th Street South at the northwest corner of 17th Street South and the Pinellas Trail and will be adjacent to Modera St. Petersburg, a 20-story apartment tower that is under construction at 201 17th Street South. An existing on-site warehouse will be demolished to make way for the new development, however the neighboring Vertical Ventures climbing gym is not expected to be impacted.

Tesla proposes 100,000 square foot facility in St. Pete

Tesla Motors has proposed an expansive sales, service, and delivery center in St. Pete.

The electric vehicle company is under contract to purchase a 4.21-acre site at 4601 34th Street North. The property features an existing 100,000 square foot building that previously operated as a Kane’s Furniture liquidation center.

According to plans submitted to Pinellas County, Tesla will renovate the former Kane’s Furniture building with a 3,000 square foot showroom fronting 34th Street, a 35,000 – 45,000 square foot service center dedicated to maintenance and repairs, an 8,000 – 10,000 square foot parts department, and a 50,000 square foot vehicle storage facility.

The property resides in the Lealman Community Redevelopment Area Plan which was created to promote redevelopment and spur revitalization of blighted conditions and improve the overall quality of life.
