336-unit apartment development planned for Largo using Florida's Live Local Act

Pinellas Park-based Belleair Development Group and global real estate firm Trammell Crow will deliver the first workforce housing project in Largo filed under Florida’s new Live Local Act.

The partners filed plans under the act in February to build Allora, a multi-phase apartment complex on a 15.5-acre property at 800 8th Avenue Southeast on the corner of 8th Avenue and Donegan Road. 

The first phase of Allora calls for 240 units with 40% slated for workforce housing.

Brick & Mortar owners to debut Latin-inspired restaurant next month in the Grand Central District

After several years in the making, the team behind St. Petersburg’s Brick & Mortar Kitchen + Wine Bar is ready to debut a new concept in the Grand Central District. 

Husband-and-wife duo Hope Montgomery and Jason Ruhe plan to open a new Latin-inspired eatery, Pulpo Kitchen + Lounge, at 2147 Central Avenue in mid-June. 

Pulpo, which translates to "octopus" in Spanish, will serve a twist on traditional South American dishes and cocktails with bold and robust flavors. The restaurant was first reported by St. Pete Rising in January 2023.

"This concept has been my brainchild for the past three years to fill a void in the area. We started doing the buildout about a year ago," Ruhe said to St. Pete Rising

17-story apartment tower Park & Main opens in north St. Pete

The first residents have started moving into Park & Main, the recently completed 17-story luxury apartment complex in north St. Petersburg’s emerging Echelon City Center.

First announced in the early 2000s, Echelon City Center is a 20.5-acre mixed-use project being developed in the Carillon Office Park by St. Pete-based real estate company Echelon.

Park & Main is the newest residential building to open in the neighborhood at 221 Main Street North.

At 187 feet tall, the 176-unit apartment tower is one of the tallest buildings in St. Petersburg outside of downtown.

South Florida-based general contractor KAST Construction broke ground on the building in 2022.

Local developer Jeff Craft with Tampa Bay City Living has cleared multiple parcels near St. Pete's EDGE District for his latest project - a new upscale townhome community. 

Amid a spur of new developments breaking ground on the 14th Street corridor, Craft plans to build an eight-unit townhome complex at 364 14th Street North

"This is what we do - we follow certain developments happening in these pocket areas and build townhomes speculatively," Craft said to St. Pete Rising

Craft, who resides in the Crescent Heights neighborhood with his wife, has developed over 700 townhomes in Tampa Bay, including the newly built townhome community, The District on 9th.

It took over a decade and countless hours of negotiations to reach this milestone conversation about the $6.5 billion development that will transform 86 acres in the heart of downtown St. Pete into an 8-million-square-foot mixed-use district anchored by a new ballpark - becoming the largest project to ever commence in Tampa Bay. 

If ultimately approved, the new 30,000-seat enclosed stadium will open in 2028 as part of the first phase of the 30-year planned development.

15-story apartment buildings on 1st Avenue North top out in downtown St. Pete

Reaching a height of 150 feet, local general contractor JE Dunn Construction has topped out the 15-story Viv apartments in St. Pete’s EDGE District.

“Today’s milestone recognizes the collaborative efforts of the entire project team in bringing Viv to life,” said Dan Frazier, project director of Tampa-based JE Dunn Construction. “We couldn’t be more excited to be part of such a significant development in St. Pete’s EDGE District.”

Viv is being developed by Belpointe OZ on a 1.6-acre site at 1000 1st Avenue North near MLK Street. The development includes a pair of 15-story towers with 269 apartments consisting of studio, one, two, and three-bedroom units and a 355-space parking garage.
