18-story apartment building proposed for 18th Street North in downtown St. Pete
/A new residential tower has been proposed for a quiet corner of downtown St. Petersburg at the intersection of 2nd Avenue North and 18th Street. The $72.9 million development is being proposed by WSLD St. Petersburg, LLC, an entity connected to LeCesse Development.
LeCesse Development is a developer and owner of multifamily properties based in Altamonte Springs, Florida. To date, the company has developed over $3.5 billion in income-producing real estate.
The firm’s new development in downtown St. Petersburg is planned for a 0.87-acre lot at 201 18th Street North that includes several single family and multi-family homes.
The 212-foot building will be situated two blocks from Central Avenue in the Grand Central District and will include 279 residential units across 18 stories. The five-story base of the building will include a 383-space parking garage.
The first floor of the building is comprised of the residential lobby, leasing office, bicycle storage, back of house facilities, parking spaces, and ingress/egress into the parking garage. The sixth floor incorporates residential units and amenity areas including an outdoor pool deck. The seventh through eighteenth floors of the tower will house additional residential units.
The residential units will range from 550-square-foot studios to 1,200 square-foot two-bedroom units.
Tampa-based Baker Barrios is the architect for the project and designed the building in a modern style.
The parcel is zoned Downtown Center-2 (DC-2) which allows for a base Floor Area Ratio (FAR) of 3.0. The project is utilizing FAR bonuses to reach a 7.0 FAR.
To obtain these FAR bonuses, LeCesse Development will contribute to the city’s Housing Capital Improvements Projects (HCIP) trust fund to aid in the city’s workforce housing efforts. The developers will contribute a minimum of $729,000 for this bonus.
Additional FAR bonuses include purchasing transfer of development rights (TDRs) from a locally designated landmark or landmark site with available TDRs.
The project was reviewed by St. Petersburg City Council, acting as the Community Redevelopment Agency, on November 30th and found the project to be consistent with the Intown West Redevelopment Plan.
The city’s Development Review Commission is expected to review the project on December 6th.
Pricing and a construction timeline for the development was not announced.
