7-unit townhome development proposed for 16th Street in St. Pete’s Woodlawn neighborhood
/A new townhome community has been proposed for 16th Street in St. Pete’s Greater Woodlawn neighborhood. The project, named Woodlawn Townhomes, will be located one mile north of downtown at 2203 16th Street North.
Woodlawn Townhomes is being developed by TRB Development which is owned by Trevor Burgess and Jon Carlon.
Burgess currently serves as CEO of Neptune Flood, a St. Pete-based digital flood insurance company. Carlon serves as President of TRB Development. Both previously worked at C1 Bank where Burgess served as CEO and Carlon served as Chief of Staff.
TRB purchased the 0.36-acre lot, which was previously home to a medical office, in December 2021 for just under $1.1 million. The lot sits at the northeast corner of 16th Street and Greenwood Avenue.
The proposed development will feature seven three-story units each with three bedrooms and three and a half bathrooms. Five of the townhomes will have 1,900 square feet of living space while two will have 2,200 square feet. The townhomes are accessible via a private driveway and each unit will have a two-car garage.
“Woodlawn Townhomes were designed with the Woodlawn neighborhood in mind, connecting to the tree lined Greenwood Avenue and providing a walkable affordable-luxury lifestyle," says Carlon.
The community is the first of several planned by TRB along 16th Street. The team believes developing denser housing along the city’s commercial corridors can help alleviate St. Pete housing shortage.
"16th Street forms the western boundary of downtown and is a street ripe for re-development,” says Carlon. “Increased density on key corridors will help meet the current housing shortage and this is the first of three projects TRB Development has planned for 16th.”
In addition to TRB Development, other partners in the project include Sergio Desanto at Renker Eich Parks Architects and Steve Loupin at Loupin Construction.
Construction on Woodlawn Townhomes in St. Petersburg, FL is expected to begin this summer with a completion in the first half of 2023. Pricing has not yet been announced.
