Revised plans approved for 14-story mixed-use building at 900 Central Avenue in downtown St. Pete

A 14-story mixed-use development slated for St. Petersburg’s EDGE District has been approved by the city’s Community Redevelopment Agency, subject to a final review of the building plans and the developer’s compliance with any conditions of approval.

The $58.1 million project, known by its address, 900 Central Avenue, will feature 185 apartment residences (21 of which will be workforce housing units), 20 hotel rooms, nearly 10,000 feet of commercial space, a 204-space parking garage, and 224 bicycle parking spaces. The building is expected to reach a height of 150 feet.

The building’s footprint will occupy most of the 0.83-acre site, which is currently home to three buildings, two of which will be demolished, and a 41-space surface parking lot. A variety of businesses — including a nail salon, two law offices, and two fitness studios — are located on the site. Anytime Fitness announced in October that it would be closing in December.

14-story mixed-use development at 900 Central Avenue to seek final approvals

Revised plans will soon be submitted to the city for a new mixed-use development at 900 Central Avenue in St. Petersburg’s EDGE District.

In May 2021, the site plan for the project, including floor area ratio (FAR) and height bonuses, were administratively approved by the City’s Development Review Services Division. The developer is now seeking final approval by the Community Redevelopment Agency (CRA).

Houston-based The Dinerstein Companies is under contract to purchase the site, which is currently owned by Silver Sands GND, LLC, an entity managed by St. Petersburg resident Dr. Anthony Aboud. Terms of the sale were not disclosed.

13-story mixed-use building planned for St. Pete's EDGE District moves forward

A thirteen-story mixed-use high-rise that incorporates workforce housing and preserves a portion of the historic building that currently sits on site could soon be coming to 900 Central Avenue in the EDGE District. On Thursday the City streamline approved a Floor Area Ratio (FAR) bonus and a building height bonus which paves the way for the project to move forward.

Locals will recognize the brick building currently on site on the corner of Central Avenue and 1st Ave S as home to Anytime Fitness. Built in 1918, it is the EDGE District’s oldest remaining property and is credited with being pivotal in downtown St Pete’s westward development, but does not have Local Landmark Designation, and preliminary designs submitted to the City last October initially called for the demolition of the building.

12-story residential building planned for St. Pete's EDGE District

A lot featuring a signature building and surface parking lot in St. Pete’s EDGE District could soon be redeveloped according to documents that were recently submitted to the City of St. Petersburg.

Silver Sands LLC, which purchased the property at 900 Central Avenue in 2019 for $5.75 million, filed site plan review documents in August for a 12-story mixed-use building at the southwest corner of Central Avenue and Dr. MLK Jr. Street. The intersection serves as the eastern gateway for the EDGE District, a burgeoning downtown neighborhood that extends from Dr. MLK Jr. Street to 16th Street between 1st Avenue North and 1st Avenue South.
