New bar takes over St. Pete club
My Rich Uncle, a martini bar and lounge, has debuted at 260 First Avenue North in downtown St. Pete.
The space was previously home to nightlife destination 260 First, which permanently closed last year.
The cocktail menu includes classics like Old Fashioned, Mai Tai, The Red Eye, in addition to new concoctions like the Mile High Martini Shot, Inflight Service, and Lil Darlin’.
The “Uncle’s Stash” menu includes 1.25 oz shots of Van Winkle Special Reserve 12 Year, Clase Azul Ultra Tequila Extra Anejo, and Louis XIII de Rémy Martin Grande Champagne Cognac.
Beers, wine, and seltzers are also available.
My Rich Uncle has limited summer operating hours during the summer season, opening on Friday and Saturday evenings starting at 8 p.m.
County seeks developer for affordable housing project
Pinellas County is seeking developers to build affordable housing in Lealman, located north of St. Petersburg.
The Pinellas County Board of County Commissioners and the Housing Finance Authority of Pinellas County (HFA) have issued a Request for Negotiations (RFN) for the sale and purchase or lease of 5.94 acres between 56th and 58th Avenues North and 39th and 42nd Streets North.
It was previously proposed to become an 86-unit affordable apartment project called Lealman Heights, however that plan has been cancelled.
The parcels, located across from Lealman Middle School and owned by the Housing Finance Authority, included 53 preexisting residential units.
Several residential structures were demolished following an assessment of conditions. Today, 11 units are currently occupied.
The selected developer must designate at least 30% of the new units as workforce housing for households earning at or below 120% of the Area Median Income (AMI).
Proposals are due by July 25th at 3 p.m.
Pinellas Park industrial space sells
A 50,150-square-foot property in Pinellas Park has sold for $2.3 million.
The three-building complex at 12925 49th Street North, built in the 1990s, has sold to a trustee of Central Properties Inc.
The seller was Clearwater resident Leo Joseph Govoni, an owner and manager of Seaboard Seaboard Craft Beer Holdings LLC, which manages Big Storm Brewery LLC.
In February, Govoni was accused of taking a $100 million loan from a charity that administers trust funds for the medically needy.
The 2.24-acre property is zoned Light Industrial.
Clearwater affordable housing project breaks ground
This week, Clearwater officials and developer Archway Partners celebrated the groundbreaking of a new 81-unit affordable housing complex.
The project dubbed Clearwater Gardens is located on a 2.3-acre site in the city's Gateway District at 1260 Cleveland Street, the site of a former motel.
Clearwater Gardens will serve residents earning 30-80% of the Area Median Income (AMI) with monthly rents ranging from $500 to $1,400.
"This partnership [with Archway Partners] will bring much-needed affordable housing to our downtown, helping to transform this once-neglected site into a modern complex that will revitalize the area and reduce the financial barriers faced by low-income individuals seeking to live in Clearwater," Clearwater Mayor Bruce Rector said in a news release.
The three-story housing complex's amenities will include a library, a fitness center, a coworking area, tech lab, a children’s game/playroom, and a garden near an existing garden.
Clearwater Gardens is estimated to be completed in Fall 2025.
Archway Partners is also developing Flats on 4th, an 80-unit affordable apartment building on St. Pete's 4th Street.
Largo manufacturing hub sells
A Largo medical manufacturing center home to VistaPharm has sold for $5.3 million.
St. Petersburg-based Pharmetric Laboratory Realty LLC purchased the 35,080-square-foot facility located at 7265 Ulmerton Road.
"The buyer, a conglomerate of various pharmaceutical and lab testing companies, proved to be the ideal match due to their complementary line of work and previous experience in the pharmaceutical industry," according to a news release from listing agent Commercial Partners Realty.
"The new owners see this property as an opportunity to expand their services and potentially offer third-party manufacturing to existing pharmaceutical companies."
Marko Radosavljevic with Commercial Partners Realty represented the sellers for the 3.38-acre property.
Elliot Ross of Ross Realty Group represented the buyers.
Upcoming openings in St. Pete
Pistil House, a St. Pete bungalow-turned-florist shop and wine bar, will open June 25th at 2533 1st Avenue South in the Grand Central District. Pistil House will focus on single-stem cut flowers and offer imported wines, coffee, and small plates.
The Cat Box, Friends of Strays' new upgraded cat adoption center, will host a grand opening on July 1st at 3015 46th Avenue North.
SkyBeach Hotel and Marina, the reimagined resort formerly known as the Magnuson Hotel Marina Cove, will have a grand opening on July 5th. The waterfront resort, located at 6800 Sunshine Skyway Lane South. on the southern tip of St. Petersburg, now boasts an updated 29-slip marina, an expanded beach, new sports facilities, and upgraded guest rooms.
