264-unit affordable housing community to break ground next month near the Warehouse Arts District

After nearly four years of planning, a long-delayed affordable housing development near St. Petersburg’s Warehouse Arts District is officially moving forward.

Fairfield Avenue Apartments LLC, which is tied to St. Petersburg-based HP Capital Group and former Florida Senator Jeff Brandes, has purchased the 6.9-acre property at 3300 Fairfield Avenue South for approximately $6.2 million.

The property will be leased through a trust administered by the Housing Finance Authority of Pinellas County, securing a 99-year affordability commitment.

The group will develop the site into the Fairfield Avenue Apartments, which will contain 264 affordable and workforce apartments making it one of the city’s largest housing communities in decades.

The property was formerly home to the Tibbetts Lumber Company, which was founded by Brandes’ grandfather, Linton Tibbetts, in the 1970s.

What would you create with 28 acres of land in St Pete? A park? An amphitheater? Attainable housing? Artist studios?

Those questions were at the center of a recent four-day community charrette that began to shape the future of a large industrial property along the Pinellas Trail, home to St. Petersburg Distillery and several vacant buildings.

The 28-acre site at 800 31st Street South, located west of the Warehouse Arts District and across from Gibbs High School, is owned by the Iafrate family and is envisioned as a new Creators District.

23-story Gallery Haus apartment tower set to break ground near Tropicana Field in downtown St. Pete

A team of Miami-based developers is preparing to bring a new wave of residential living to downtown St. Pete.

LD&D, in partnership with IGEQ and Black Salmon, has finalized plans for Gallery Haus, a 23-story, $115 million apartment tower that will rise at 155 17th Street South, directly across from Tropicana Field and along the Pinellas Trail.

The development will contain 254 apartments, more than 10,000 square feet of amenities, and 7,000 square feet of ground-floor retail space.

LD&D purchased the 0.77-acre site from Apogee Real Estate Partners in late 2023 for just over $9 million. Apogee had previously secured site plan approval for a similar tower with 204 units in 2022.

Gallery Haus is an expansion of LD&D’s “Haus” portfolio, which includes Wynwood Haus in Miami’s Wynwood Arts District and Williamsburg Haus in Brooklyn.

After opening to rave reviews in Seminole two years ago, local coffee shop and café Sugar Baby has quietly debuted a new location inside a concrete design studio in St. Pete’s Warehouse Arts District.

Every Sunday from 8 a.m. to 2 p.m., visitors can stop by Form43, located at 2621 Fairfield Avenue South, to grab a drink from Sugar Baby’s new coffee bar and wander through the 2,880-square-foot space filled with modern art installations, concrete furniture, and tropical greenery in concrete planters.

The new setup is more than just a pop-up. It’s a true collaboration between two local businesses with a shared vision of blending art, design, and community.
