The Iberian Rooster Struts Into St. Pete Delivering Portuguese Fusion

With so many restaurants in Downtown St. Pete, it can be difficult for restauranteurs to separate themselves from the pack. However, Russell Andrade is bringing a cuisine to Downtown St. Pete that is currently absent from the region. In a few weeks, the Iberian Rooster, a 124-seat colonial Portuguese fusion restaurant, will debut at 475 Central Avenue inside the historic Kress building (formerly occupied by Moscato’s Bella Cucina).

Executive Chef Edward Lowery explains, “We are taking flavors and dishes from different colonies of Portugal, such as Mozambique, Macau, Goa, and Brazil, and infusing them all together. Having access to all of those flavors is insane — a chef’s dream really.”

801 Central Ave Reimagined with 15-story Apartment Building

At the corner of Central Avenue and Dr. Martin Luther King Jr Street lies the now 90-year-old Union Trust Bank. The building was constructed in 1926 and subsequently expanded in 1938 and 1967. Although it has sat vacant since 1996, the building has stood the test of time as Downtown St. Pete has redeveloped around it. On a neighboring block to the east, The Chihuly Collection opened earlier this month and a Publix is slated to open in early 2017. One block to the west, the Bainbridge 930 Central Flats have just broken ground.

Downtown St. Pete Development Update - Third Quarter 2016

Downtown St. Pete has experienced an overabundance of construction over the past three months. It's nearly impossible to walk through downtown and not run into a construction site. For starters, the demolition of the "cheese grater" building at 400 Central Ave begun. In the EDGE District, The District on 9th townhouses were announced and the site of Bainbridge 930 Central Flats started to undergo site preparation in anticipation for new apartments and retail. Also, The Chihuly Collection completed their move from Beach Drive to 720 Central Ave. We cannot wait for these projects to be complete, but for now we hope you enjoy this quarter's photo update!

New Townhouses Destined for St. Pete's EDGE District

As Icon Residential wraps up construction on The Arlington, a 40-unit townhouse community on 8th St. N, plans for another residential development emerge. Situated just one block away on the corner of 9th St. N. and Arlington Ave., The District on 9th will bring 34 new townhouses to the burgeoning EDGE District of Downtown St. Pete.

“Demand for our high quality fee-simple townhouse product is on such high demand under a $500k price point and the Arlington unit sales were so strong that we decided to jump on the opportunity to acquire the 1 acre site on 9th St and develop another boutique townhouse community,” said Icon Residential partner Mike Bednarski.

Bainbridge to Bring More Apartments to EDGE District

“In an urban environment, one of the biggest deterrents of pedestrian traffic is a vacant lot,” says Jonathan Daou, owner of Eastman Equity, a commercial real estate investment firm. Daou was able to recognize the EDGE District’s potential before its recent explosion in popularity.

In 2014, he purchased a 1.5 acre plot of land at 930 Central Avenue for $1.7 million with the desire to renovate the vacant, dilapidated parcels and fill the empty lots that permeated the district. Since then, Daou has amassed a significant portfolio of properties in the EDGE District with plans of turning the area into the most vibrant, pedestrian-friendly neighborhood in Downtown St. Pete.

Station House Expanding in the Central Arts District of Downtown St. Pete

In 2014 when Station House opened its doors, it was seen as one of the more ambitious reuse projects in Downtown St. Pete. Housed in a historic building erected in 1911, which was originally used as a fire station, a hotel called the Holland Hotel, and then a train station, Station House was seamlessly transformed into 5 floors of tech, food, co-work and pop-up space. Nearly two years after its opening, Station House’s office suites are now 100% occupied with approximately 30 people on the waiting list.

Building on their tremendous popularity, owner Steve Gianfilippo will take Station House’s success to the next level by expanding the concept into the trendy Central Arts District of Downtown St. Pete.

35 Story Apartment Tower to Break Ground in Downtown St. Pete

After sitting vacant for over a decade, a long-beleaguered grass lot in the heart of Downtown St. Petersburg will finally be developed. Construction is scheduled to begin this October on the Halcyon, a 35-story apartment tower located at the corner of 1st Ave N. and 2nd St. N. A blue banner wrap advertising Manhattan Construction was erected last week on the site.

Downtown St. Pete Development Update - Second Quarter 2016

Construction continued on some of Downtown St. Pete's largest developments during the second quarter of 2016. Notably, ONE St. Petersburg is now going vertical, renters began moving into AER Apartments, and construction has started on one of DTSP's newest museums, The James Museum of Western and Wildlife Art. Red Apple Group Reveals Preliminary Render for 400 Central Avenue

Less than a week after the 400 block of Central Avenue went under contract, a preliminary render has been released showing the location’s development potential.

Last Friday, it was revealed that Red Apple Group of New York City is planning on buying the 400 block containing the recognizable "cheesegrater" building for an undisclosed price.
