23-story apartment building approved for 17th Street near Tropicana Field in downtown St. Pete

St. Pete’s Development Review Commission has unanimously approved a 23-story apartment tower at 155 17th Street South in downtown St. Pete. The building is the latest proposal for the western side of downtown St. Pete that is increasingly seeing larger developments.

The project is being proposed by St. Pete-based Apogee Real Estate Partners and will feature 204 apartments, 6,000 square feet of ground floor commercial space, and a 300-space parking garage.

“The site offers amazing views and access to all St. Pete has to offer being situated at the gateway to both the budding Warehouse Arts District and the Tropicana Redevelopment Site,” said John Barkett, Managing Partner at Apogee, to St. Pete Rising in April.

Owners of Mangosteen open Green Pagoda on 4th Street in north St. Pete

A new Asian fusion restaurant and cocktail bar has quietly opened in north St. Pete. Green Pagoda is located at 7900 4th Street North in the space formerly home to E.B.I. Sushi, and before that Hooks.

The new eatery is helmed by Sean Thongsiri with assistance from Serena Raynard.

Thongsiri also owns and operates Mangosteen, a popular tropical Asian restaurant and bar situated on Central Avenue’s popular 600 block. Another downtown restaurant, The Crane, is also in the works from Thongsiri.

330-unit mixed-income apartments break ground on Lake Maggiore in south St. Pete

A ceremonial groundbreaking was held last Friday for the Lake Maggiore Apartments, a 330-unit mixed-income apartment community coming to 6th Street South, just east of Lake Maggiore in south St. Pete.

Construction, led by NDC Construction, will officially kickoff in the first or second week of May and expected delivery of the project is scheduled for Q1 2024.

The project was first announced in October 2021 and is being developed by Stoneweg US, a St. Pete-based investment firm specializing in multifamily acquisitions and developments. The group purchased the 14.6-acre parcel, which was previously a mobile home park, in April 2021 for $6.4 million.

Seafood restaurant and bar Cap’s to debut next month in downtown St. Pete

A new seafood restaurant and bar is slated to open next month on the Jannus Block in downtown St. Pete. Cap’s will be located at 226 1st Avenue North in a portion of the space recently vacated by MacDinton’s Irish Pub.

It’s springtime in Florida. The sun is out and that means dining outdoors, al fresco. Cap’s will only offer seating under the beautiful St. Pete sunshine; no indoor dining will be available. There will be 20 seats at the outdoor bar and 82 seats on the sidewalk along 1st Avenue North.

Cap’s is being helmed by St. Pete natives Jon LaBudde and Jeff Knight.

Noble Tavern Off the Farm is slated to debut in mid-2023 inside the recently completed Tru by Hilton hotel at 1650 Central Avenue in the Grand Central District.

The new restaurant is a joint venture between Noble Crust owners Jeff Strouse, Tj Theilbar, Tim Curci, and Chris Sweeney and the developer of the Tru by Hilton, Anthony Menna, President and Owner of Menna Development.

35-story condo tower Saltaire sells out in downtown St. Pete

Saltaire, a 35-story condominium tower under construction at 300 1st Street South, has sold out nearly a year before its expected completion in June 2023.

The modern high-rise is being developed by Delray Beach-based The Kolter Group. The company’s other St. Pete projects include ONE St. Petersburg, a 42-story condo tower located two blocks north of Saltaire, and Art House, also a 42-story condo tower coming soon to 200 Central Avenue.

Art House, which launched sales at the beginning of February, has already received reservations for over 100 of its 244 residential units.
