Coquina Key Plaza redevelopment to bring workforce housing and retail to south St. Pete

A new mixed-use development has been proposed for the former Coquina Key Plaza in south St. Pete. If approved, the project would bring hundreds of apartments, including much-needed income-restricted units, and new retail space to the neighborhood.

In March, St. Pete-based real estate company Stoneweg purchased the beleaguered Coquina Key Plaza located on 14.5 acres at 4350 6th Street South for $8.9 million.

In a recent interview with St. Pete Rising, Stoneweg laid out their proposal for the property. Plans call for the construction of four separate buildings containing a total of 458 apartments and 20,000 square feet of retail space.

Sales have begun for Canvas City Homes, a new townhome community planned for St. Pete’s Warehouse Arts District by Tampa-based Sight Development.

The 10-unit community, which was announced earlier this year, will be constructed on a vacant lot on the 2700 block of 5th Avenue South adjacent to First Mount Pilgrim Evangelical Missionary Baptist Church of Florida.

A mixed-use building has been proposed for 16th Street outside of downtown St. Petersburg.

TRB Development, which recently announced plans for a 7-unit townhome project in Woodlawn, has announced an apartment building at 821 16th Street on a site which was previously home to a legal office.

TRB Development is owned by Trevor Burgess and Jon Carlon. Burgess currently serves as CEO of Neptune Flood, a St. Pete-based digital flood insurance company. Carlon serves as President of TRB Development. Both previously worked at C1 Bank where Burgess served as CEO and Carlon served as Chief of Staff.

A new townhome community has been unanimously approved for St. Pete’s Coquina Key neighborhood by the Development Review Commission.

Named Coquina Cabanas, the project will be located at 3850 Pompano Drive SE and is designed with a “coastal modern meets vintage Florida” vibe according to documents filed with the city.

Sight Real Estate, a Tampa-based company who is building two other townhome communities in St. Pete, Six Point Row and Canvas City Homes, is the developer behind the project.

A 15-unit townhome development has been proposed for 3rd Street in St. Petersburg.

NJR Companies has filed plans with the city to develop a new townhome development at 357 3rd Street South across from Camden Pier District.

NJR, which is led by Neil J. Rauenhorst, has previously developed Regent Lane at 145 4th Avenue North and is under construction on Domus Urbana, a 40-unit condominium project at 644 3rd Avenue South. The company is also in the process of developing Castille Urbana, a 40-unit sister project to Domus Urbana at 600 3rd Avenue South.

The new $11 million Shore Acres Recreation Center is now open

The City of St. Petersburg hosted a grand opening event on Saturday for the new $11 million Shore Acres Recreation Center. The 21,064-square foot, two-story facility is located at 4230 Shore Acres Boulevard NE and will serve the 2,200 homes in the Shore Acres neighborhood and throughout St. Pete.

The old center, which closed in August 2020, was built in 1964 as a private facility. The City of St. Pete bought the property in 1971 for $51,000. The new facility is twice the size as the old facility.

“We’re excited for the revitalization of the Shore Acres Campus that is home to the recreation center, aquatic facility and green space, which will bring more intergenerational recreational and educational opportunities not just to the neighborhood but to the St. Pete community,” said Mike Jefferis, Leisure Services Administrator with the City of St. Petersburg.

A new dessert spot will debut soon on Central Avenue’s beloved 600 block. Chiki Churros Dessert Bar is opening at 685 Central Avenue, which was previously home to The Lure Ono.

Ono, which is a sister concept of The Lure, announced the closure of their restaurant last month on social media. The social post also stated that “this is not goodbye as we are looking to re-open Ono again in a different location.”

Chiki Churros will offer a wide selection of fresh hand-made churros, ice cream, milkshakes, slushes, coffee, and homemade sodas.

Habitat for Humanity selected to develop two affordable townhome projects in south St. Pete

St. Petersburg Mayor Ken Welch has selected affordable housing developer Habitat for Humanity to develop two properties on 18th Avenue South in south St. Pete.

Earlier this year Habitat for Humanity submitted an offer to develop a 44-unit affordable townhome project named Pelican Place on a 2.1-acre city-owned lot across from Tangerine Plaza on the southwest corner of 18th Avenue South and 21st Street. The proposal was one of several that were received for the site.
