21-story,  310-unit apartment tower planned for 1st Avenue North in the EDGE District

Just three months after announcing plans to build 300-400 apartments at the crossroads of Central Avenue and 34th Street, Virginia-based developer Kettler is now pitching plans for another project in St. Pete.

The proposed $100 million apartment tower, which would rise at the northwest corner of 1123 1st Avenue North in the EDGE District, was recently submitted to the City of St. Pete for approval.

Plans call for the construction of a new 21-story tower featuring 310 apartments above parking for 360 vehicles. The project will also include 6,766 square feet of commercial space, 351 square feet of office space, and parking for 325 bicycles.

Red Mesa Mercado, a popular Cali-Mex eatery located in St. Pete’s EDGE District, will expand to the Pasadena neighborhood in west St. Pete in 2024.

The new outpost will be situated at 6001 Central Avenue, which was previously home to Two Graces and Reading Room.

Red Mesa Mercado, which opened at 1100 1st Avenue North in 2014, offers family recipes with Cali-Mex and old-world Mexican flavors in a fast-casual format. Best-sellers include the Shrimp Tacos, Cali Burrito, and the Plantain Bowl.

Long-awaited Topgolf facility is now open in St. Petersburg

The wait is finally over for Topgolf fans as the highly anticipated sports and entertainment venue is now open at 220 Carillon Parkway North in St. Petersburg’s Carillon office park.

The Topgolf facility has opened on on a 12-acre parcel owned by RealtyLink, LLC, a full-service real estate development company that has developed several Topgolf facilities.  

The project was first announced in 2019 and was originally expected to open in 2020 but faced numerous delays, including a legal challenge from a group of residents who live near the site. The lawsuit was dismissed in 2021 and construction began the following year.

Boutique clothing store with focus on African fashions coming to Beach Drive

A retail shop that specializes in clothing and accessories made with African fabric is opening soon at 300 Beach Drive NE, Suite 111 in downtown St. Petersburg. The space was formerly home to Rob Bowen Design Studio.

EnnYe is the brainchild of Matipa Mutsemi and her sister Mercy Nyamangwanda. Mutsemi is an entrepreneur who was born in Zimbabwe and, in addition to her clothing line, created a brand of makeup called EnnYeEthnic Cosmetics. 

“Fashion is something I’ve always liked,” she said in an interview with St. Pete Rising. “Being African, I really enjoyed seeing color in prints. But post-colonization, at least when I was growing up, nobody wanted to wear African prints. It was more jeans … baggy shirts … everything that was happening in the United States in the 1990s. I’m a ‘90s kid. Watching American television and music videos influenced how we wanted to dress.”

Owner Rebecca Margarites moved to Gulfport from Seaside, Florida, about a year ago.

Originally from Chicago, where she founded Jolie Boutique and Sugarplum, she became enchanted by the white-sand beaches of North Florida and eventually settled in Seaside, a small master-planned community in Walton County that was built using the principles of New Urbanism, an urban-design movement. The town is also notable for being the location where the 1998 Jim Carrey film The Truman Show was shot.

A small-batch gourmet popcorn shop is coming to the Grand Central District

Get your taste buds ready because Sunshine City Popcorn Co., a gourmet, small-batch popcorn shop, is coming soon to 2533 Central Avenue, a Grand Central District storefront that formerly housed Miss Pitty Pat's Porch, an antique shop.

Owner Brooke Wolf is aiming to open for business in mid-August, she told St. Pete Rising. She did her homework before developing a business plan for Sunshine City Popcorn Co., traveling to Texas to meet with a popcorn consultant “who taught me everything,” she said. “He’s helped open popcorn stores as far away as Japan. Who knew?” 

Sunshine City Popcorn Co., Wolf said, will make more than 50 flavors of popcorn, both sweet and savory, at its new 1,000-square-foot shop. She secured the Grand Central District spot thanks to Jessica Dwyer of Dalton Wade, who also represented the landlord.

Fast-growing Gateway Subs to open third location in St. Pete

After debuting in summer 2021 with a location at the Shoppes of Kenwood, at 3112 3rd Avenue North, and following that up with a South Pasadena shop in summer 2022, Gateway Subs is set to open its third sandwich shop in less than two years.

The newest Gateway Subs will be located at 5931 4th Street North, next to a Curaleaf medical cannabis dispensary, and is on track to open in late August or early September, according to co-founder and co-owner Grant Strayer. 

At 1,843 square feet, “It will be the biggest Gateway Subs location,” he said in an interview with St. Pete Rising.

15-story apartment tower starts to rise in the EDGE District

Nearly three years after it first acquired the 1.6-acre site for $12.1 million — and two years after revising its plans in response to business and community stakeholders — Belpointe has broken ground on a $70 million, 15-story mixed-use development at 1000 1st Avenue North in downtown St. Petersburg’s EDGE District.

“We are thrilled that construction is underway on this exciting new project in St. Petersburg,” said Belpointe OZ’s CEO, Brandon Lacoff. “This development will offer residents the perfect blend of luxury and convenience, with easy access to shopping, dining, and entertainment options. We are excited to see this project come to life and to contribute to the growth and development of the St. Petersburg community.”

St. Pete City Council greenlighted the project, located at the southwest corner of 1st Avenue North and Dr. MLK Jr. Street, just west of the Engine No. 9 restaurant, in December 2022.
