97 apartments with no parking proposed for the Grand Central District

In what could be a harbinger of future developments around downtown St. Pete, a pair of local real estate developers have proposed to construct an 8-story, 97-unit apartment building with zero parking on the east side of the Grand Central District.

Craig Bazarsky of BendinRoad Development LLC and Christopher Bicho of Landings Real Estates Group are under contract to purchase a 0.23-acre parcel at 1663 1st Avenue South. The property is currently home to a commercial building occupied by Dolman Law Group and Sunshine Kitty Catfe, Tampa Bay’s first cat café which debuted in 2019.

"The entire landscape of downtown St Pete has changed dramatically over the last few years and I knew it was only a matter of time until my small business would be directly impacted," said Amanda Jones, owner of Sunshine Kitty Catfe, in a conversation with St. Pete Rising. "It came as no surprise when I received news of the pending sale of our building.

NJR Construction Group has achieved a significant milestone with the groundbreaking of Castille Urbana, a mid-rise condominium building in Downtown St. Petersburg.

Located at 600 3rd Avenue South, Castille Urbana is positioned just 150 feet to the east of the previously completed and sold-out Domus Urbana, a sister project, which was also developed by NJR Construction Group.

Plans for Castille Urbana were announced by St. Pete Rising in December 2021 with reservations for the residences beginning in 2022.

Massive development to bring nearly 2,100 apartments to St. Pete’s Skyway Marina District

Plans have been filed with the City of St. Petersburg for a massive mixed-use development that is set to transform St. Pete’s Skyway Marina District.

Altis Cardinal Skyline 2, LLC, an entity controlled by Coral Gables-based Altis Cardinal, has filed plans to redevelop the Ceridian campus located at 3102 34th Street South.

Altis Cardinal purchased the 34.3-acre office park in December 2021 for $40 million.

The proposed development, named Skyway Village, is a phased, master planned project that will include demolishing much of the existing 380,000 square foot office park and constructing a series of new mid-rise buildings that include a mix of apartments and walkable community retail.

35-story apartment tower planned near the Museum of the American Arts and Crafts Movement in downtown St. Pete

An Atlanta-based developer has proposed a 35-story apartment tower adjacent to the Museum of the American Arts and Crafts Movement in downtown St. Pete, according to a site plan modification application recently submitted to the City of St. Pete.

The $100 million project, which would rise on a parcel located on the corner of 3rd Avenue North and 3rd Street North, will feature 348 apartments, 2,203 square feet of commercial space, and a 277-space parking garage. Parking for 370 bikes will also be provided.

The 375-foot tower will offer one-, two-, and three-bedroom apartments ranging from 650 square feet to 1,388 square feet. The residential lobby entrance will be located off 3rd Street North.

Mixed-use office development with affordable housing proposed for 800 1st Avenue South in downtown St. Pete

The City of St. Petersburg has received an unsolicited proposal to purchase and redevelop a city-owned lot at 800 1st Avenue South in downtown St. Pete. 

The property, which is currently a surface parking lot, was once part of a $200 million mixed-use proposal that would have included a 75,000-square-foot Moffitt Cancer Center, a 30-story residential tower, and a 14-story hotel.

That proposal was ultimately rejected after St. Petersburg Mayor Ken Welch was unsatisfied with the amount of affordable housing provided in the development.

Taylor Sam’s, St. Pete’s latest breakfast and brunch spot, opens downtown

First announced in November last year and originally expected to open in February or March, Taylor Sam’s is now up and running at 312 3rd Street South, in the Camden Pier District apartment tower. The space formerly housed a Simple Greek franchise.

Originating in Brick, New Jersey, in 2013, Taylor Sam’s bills itself as a homestyle breakfast and brunch café. A popular menu item, according to Owner and Executive Chef Scott Spivak, is “Hashtag Delicious” — a corned-beef hash featuring braised brisket.

Spivak’s daughter, Karah Kaszuba, a trained pastry chef, has relocated to St. Petersburg and will manage the restaurant. Spivak told St. Pete Rising that he and his wife, Dawn, have become enamored with St. Pete and hope to buy a home in the area eventually.

Orange Station revises development plan, adds office space and announces a boutique hotel in downtown St. Pete

The team behind Orange Station, a mixed-use development planned for downtown St. Pete’s EDGE District, has announced major changes to the project which includes increasing the amount of office space, adding a boutique hotel, and removing the development’s luxury condominiums.

Orange Station was announced by Edge Central Development Partners in late 2019 in a request for proposal (RFP) process spearheaded by the City of St. Petersburg.

The project is a joint venture of J Square Developers, DDA Development, and Backstreets Capital, LLC, who have previously worked on other St. Petersburg developments like the Salvador, St. James Townhomes, and The Nolen.

Lolita’s Wine Market is moving to the Warehouse Arts District

After six successful years in their current building, the popular eatery, known for its create-your-own charcuterie boards and small plates, will relocate to a space inside the Morean Center for Clay at 420 22nd Street South.

The new building has a storied history. It was originally built as a freight depot in 1926 and is the only substantially unaltered example of railroad architecture left in St. Petersburg. According to the Morean’s website, the building, “houses 60 artists at any given time and includes a retail space, galleries, private artist studios, and a nationally renowned artist-in-residence program.”

We could not be happier to hear that Lolita’s has found a new home and will be a fixture in St. Pete’s dining scene for years to come. Nine months ago, its fate was uncertain.

9-seat raw bar and tinned fish restaurant Barbouni debuts in the Grand Central District

Hold the anchovies and flaked tuna — thanks to the arrival of a new restaurant in the Grand Central District, there’s much more to canned fish than the usual options.

Barbouni has opened as part of Baba, a Greek and Lebanese eatery located at 2701 Central Avenue. It’s a raw bar that serves freshly shucked oysters, of course, but its menu also features stone crab, crudo, and 48 different types of tinned fish — everything from mackerel, herring, salmon, trout, clams, and mussels to, of course, sardines and even barnacles. Craft cocktails, wine, and other alcoholic beverages are also available.

The restaurant, Barbouni, gets its name from a mildly sweet fish, also called “red mullet” that is a staple in Greek fish taverns. The fish is usually fried, grilled, or even served as tartare, drizzled with citrus and fresh herbs.
