Mixed-use project Ad Lofts launches sales, set to break ground in the Grand Central District

Three years after being announced, a mixed-use project proposed for the heart of the Grand Central District of St. Petersburg is finally moving forward and expected to break ground by the end of the year.

Situated at 2250 Central Avenue, the eclectic, design-centric Art District Lofts, better known as Ad Lofts, was put on hold while the developer, Modern Tampa Bay Homes, built a similar project five blocks west at 2700 Central Avenue.

“In building 2700 Central, we found several small adjustments that will make Ad Lofts that much better,” said Lance Moore, Director of Design at Modern Tampa Bay Homes. “These adjustments were partition locations, door locations, size of skylight, lighting placements, etc.”

Ad Lofts will consist of six three-story townhomes above 5,000 square feet of retail.

The six residences will be comprised of five 3-bed 2.5-bath units with 2,528 square feet of living space and one 3-bed 3.5-bath unit with 3,897 square feet of living space and a rooftop deck.

Sales recently launched with pricing starting at $1,395,000.

The Ad Lofts will be steps away from many of the Grand Central District’s most popular local businesses, such as Black Crow Coffee, Pete’s Bagels, Grand Central Brewhouse, Dog Bar, and Right Around the Corner

For the retail space, Modern Tampa Bay Homes is currently in discussion with Christophe Guillot and Philippe Challeau, the owners of the popular Bacchus Wine Bistro in downtown St. Pete, who plan to open a new dining concept. A boutique coffee shop and an art gallery are also planning to debut at Ad Lofts.

The residents of Ad Lofts will enjoy preferred reservation status, free delivery, and discounts to these establishments as an added benefit.

“Each home at Ad Lofts will be a heavily-curated design experience and a unique architectural statement,” adds Richard McGinniss, Owner and Founder of Modern Tampa Bay Homes. “Nothing remotely like Ad Lofts is being offered in this market.”

McGinniss’ team has arrived at a combination of urban design and features that are comparable to the multimillion-dollar custom homes Modern Tampa Bay Homes is known for.

Each unit will contain soaring 20-foot ceilings with a skylight allowing natural light to permeate throughout the space. Two private, covered balconies allow residents to observe the sights and sounds of Central Avenue.

The homes will be built with modern features and finishes including Bosch appliances featuring a built-in paneled refrigerator and double oven, elegant quartz counters, custom European cabinets with all flooring, plumbing, and vanities selected from Porcelanosa, which is opening a showroom on the ground floor of Modern Tampa Bay Home’s sister project, 2700 Central.

Each Ad Lofts unit will also contain a two-car tandem air-conditioned garage that is tall enough for a car rack.

In addition to mixed-use urban projects, like Ad Lofts and 2700 Central, Modern Tampa Bay Homes also builds custom luxury single family homes.

“Currently we are positioned to focus on our Y-homes line,” said Moore. “The prototypes are doing great in south St. Pete, and we would like to ramp up this program. We would also like to expand into other fringe markets.”

The company’s Y-homes line allow buyers to take advantage of a popular real estate investment strategy called “house hacking”, where residents are able to rent out a portion of their home, thereby getting major financial help toward their mortgage payment.
