Sixty90, a 204-unit apartment building, is approved for Central Avenue in west St. Pete
/Earlier this week, St. Pete’s Development Review Commission approved plans for a multi-family development proposed for 6090 Central Avenue in west St. Petersburg. The project, named Sixty90, is being developed by local real estate firm DDA Development and will feature a four-story building with 204 units along with ground floor retail space.
DDA purchased the three-acre site in December 2020 for $5.6 million from local businessman Bill Edwards. The site is an assemblage of two parcels that previously housed several buildings and surface parking lots.
Sixty90 is in Corridor Residential Traditional-1 (CRT-1) zoning district and in the Central Avenue Corridor Activity Center, which allows a maximum of 60 dwelling units per acre. Therefore, the developers can build 180 units on the site. However, DDA will also be utilizing an 8 unit per acre workforce housing density bonus for a total of 68 units per acre – or 204 units.
Earlier this year, the Pinellas County Board of County Commissioners approved funding from the Penny for Pinellas sales tax to invest $3.5 million into the project. The funds are part of the Penny for Pinellas Affordable Housing Program which will invest $80 million over the next 10 years for the development and preservation of affordable housing in Pinellas County
As a result of the Penny for Pinellas funding, nearly 90% of the residential units at Sixty90 will be income restricted housing. 42 of the 204 units will be restricted for households making between 61-80% of the Area Median Income (AMI) while 141 units will cater to households making between 80-120% of the Area Median Income. The remaining 21 units will be market rate.
The ground floor of the building will include two retail spaces fronting Central Avenue along with amenity spaces and a leasing office. The four-story building will wrap a parking garage with 252 spaces. Additionally, the building will also include 218 bicycle parking spaces.
“We are excited to bring a new Class A apartment development to Central Avenue,” says Bowen Arnold, Principal at DDA Development. “Residents will have easy access to the new Sun Runner BRT line and the Pinellas Trail, and will be minutes from the beaches or downtown St. Pete.”
Sixty90 went before the City’s Development Review Commission for site plan approval and to request a variance to the maximum site impervious ratio and for a variance for the requirement to perverse specimen trees. All were approved.
DDA Development hopes to begin construction in the next few months and expects to complete the building in early 2023.
