Exclusive: 20-story tower to anchor second phase of the EDGE Collective mixed-use project in the EDGE District

The EDGE District of downtown St. Petersburg will continue its meteoric rise as PTM Partners has revealed to St. Pete Rising their plans for a new, walkable mixed-use development expected to bring luxury rentals, commercial spaces, dining and retail outlets, and parking to the burgeoning downtown neighborhood.

The project, dubbed EDGE Collective II, is a continuation of the adjacent EDGE Collective development that broke ground in January 2022 on the 1100 Block of Central Avenue.

The 500,000-square-foot development is situated directly across the street from the upcoming $6.5 billion Historic Gas Plant District redevelopment being spearheaded by The Rays and Hines.

The first phase of EDGE Collective contains a 163-key Moxy Hotel by Marriott and a renovated four-story commercial building. The Second phase of the project will bring luxury apartments, retail, and parking to the EDGE DIstrict | St. Pete Rising

The first phase of the project, the EDGE Collective, is currently under construction and consists of a 163-key Moxy hotel by Marriott and a renovated four-story building at 1246 Central Avenue, which will contain 8,000 square feet of food and beverage space on the ground floor and 16,000 square feet of commercial space on the upper floors.

The Moxy hotel will feature a lobby bar, coffee shop, and retail space along with a rooftop pool, bar, and restaurant.

EDGE Collective II will deliver approximately 350 luxury multifamily rentals to the neighborhood with hospitality-level amenity spaces, as well as 45,000 square feet of commercial and retail space and 260 parking spaces.

The apartments will comprise studio to three-bedroom units across two distinct buildings — a six-story building on Central Avenue and a 20-story building on the corner of 11th Street and 1st Avenue South.

The commercial space, which will be situated at the base of both residential towers, will be connected via paseos and alleyways that invite pedestrian traffic into European-feeling side streets that will be lined with smaller retail and commercial operators, a nod to the historic arcades throughout downtown St. Petersburg.

A vacant building, that recently housed the Dr. BBQ restaurant, and a building containing Pin on Cafe, EMOTO Electric Motorbikes, and Chai Mixology will be demolished to make way for the new development. It is unknown whether these tenants will relocate into EDGE Collective II’s retail space.

St. Pete-based Storyn Studio is the lead architect for both phases of the project. Kellogg & Kimsey has been retained as the general contractor for the first phase. The Moxy hotel will be managed by the Wurzak Hotel Group

The first phase of the EDGE Collective, including the Moxy hotel, is expected to wrap construction in the first half of 2024. EDGE Collective II is expected to break ground in 2024 and complete construction in 2026.
