New concierge primary care office opens in Historic Kenwood offering preventive care, easy access, and longer visits

A new kind of doctor’s office has opened its doors in Historic Kenwood, offering a more personalized, relationship-based approach to primary care.

The practice brings concierge medicine, a model focused on prevention, accessibility, and longer visits, to a freshly renovated space at 2552 1st Avenue North in St. Pete.

The 3,700-square-foot clinic is the second location for Griffin Concierge Medical, a membership-based primary care practice founded by Dr. Radley Griffin in South Tampa in 2008.

Dr. Griffin founded his practice after working in emergency medicine and at a large primary care group in Manhattan, where he became frustrated by the rushed, transactional nature of traditional healthcare. He envisioned a slower, more thoughtful model where doctors could truly connect with their patients.

Finding a parking spot at one of St. Pete’s most popular steakhouses just got a lot easier, thanks to a major new investment by the restaurant’s owners.

In June, the owners of Beau & Mo’s Italian Steakhouse, located at 2924 5th Avenue North in Historic Kenwood, purchased the neighboring auto shop for $1 million.

The family-owned steakhouse has faced limited parking since it opened in 2015.

The acquisition adds over 30 parking spaces for the 125-seat restaurant, which itself only has 15 on-site spaces.

Guests frequently relied on street parking or overflow parking across the street at the nearby PPG Paint Store.

For now, there are no plans to repurpose the vacant auto shop.

Downtown St. Pete’s tallest tower just landed its first retail tenant, marking a major milestone for the 46-story Residences at 400 Central set to open later this year.

Volta Wine + Market, an independent wine shop, specialty grocer, and boutique wine bar, is set to open in 2026 on the ground floor of the 301-unit condo tower being developed by New York-based Red Apple Group.

Wendy Giffin of Cushman & Wakefield represented Volta in the lease transaction.

The 2,000-square-foot storefront will be located mid-block on Central Avenue and marks the first announced retail tenant in the tower.

Volta is the creation of local residents Zach Pace and Rachelle Tomushev, who are bringing a curated but approachable food and wine experience to the downtown St. Pete.

Broken Compass Barber Co. and Iron and Ink Clothing Co., which previously shared a space at 6160 Ulmerton Road in Clearwater, have relocated their joint shop to the ground floor of the 29-story Bayfront Tower at 1 Beach Drive SE, Suite 106, which previously housed the pet grooming salon PetWorks.

Blakemore Kearney of Vector Commercial Real Estate Services represented the landlord, while Alex Kamm of Axxos Commercial represented the tenants.

Seven small apartment buildings in downtown St. Pete could soon be demolished to make way for a 20-story luxury apartment tower.

St. Pete-based Stadler Development, led by John Stadler and his son Chris, has submitted plans for a $134 million tower with 370 apartments, 3,819 square feet of ground-floor retail, and a 485-space parking garage.

The 1.3-acre site is bordered by 4th Street North, 5th Avenue North, 5th Street North, and an alley. It shares a block with the Hollander Hotel and Trinity Lutheran Church, which sit on the opposite side of the alley.

Stadler is under contract to purchase the property from local investor Michael Andoniades, who owns the Hollander Hotel and several other nearby buildings.

When the Lake Maggiore Apartments opened last year, the south St. Pete community promoted itself as a luxury, eco-conscious development with the city’s first edible urban garden.

Now, the lush garden and much of the adjacent dog park will be demolished to make way for additional parking on the western side of the 330-unit community at 825 32nd Avenue South.

St. Pete-based development firm Stoneweg U.S. has filed plans to add nearly 100 new parking spaces in response to ongoing parking issues since the property's opening.

The development currently offers 358 parking spaces, which exceeds the City of St. Pete’s required 293 spaces.

Houston-based real estate developer The Hanover Company has submitted plans for a new 384-unit apartment community with affordable housing in Pinellas Park.

The project would be built on a vacant 24.31-acre site near the intersection of Gateway Centre Boulevard and US 19, within the Gateway Centre Business Park.

Because the property is zoned Light Industrial, The Hanover Company plans to move forward under the Live Local Act, which overrides certain local zoning restrictions and permits residential development on land zoned for commercial or industrial use.

A major shakeup is coming to one of St. Pete’s long-standing grocery stores.

After serving the community for 35 years, the Winn-Dixie at 11100 4th Street North in the Bayview Shopping Plaza is set to close on August 3rd and undergo a $1.7 million renovation to become an Aldi.

The conversion is part of the German-based discount grocery chain’s continued expansion across Florida and the U.S., following its March 2024 acquisition of Southeastern Grocers and the rollout of new Aldi stores in former Winn-Dixie locations.
